The Maharashtra Airport Development Company Ltd (MADC), which operates Shirdi Airport, has invited bids to lease approximately 254 square feet of space at the airport terminal for setting up a paid passenger lounge. The minimum reserved licence fee has been fixed at ₹900 per square foot per month, translating into a minimum monthly rent of around ₹2.28 lakh, excluding applicable taxes and other charges.
According to the tender document, the space is located on the departure side of the terminal building at Shirdi Airport in Kakdi, Maharashtra. Measuring approximately 14.6 feet by 17.6 feet, the premises will be offered on a leave and licence basis. The successful bidder will be responsible for establishing and operating the paid lounge facility.
The space will be handed over on an ‘as is where is’ basis with certain existing infrastructure, including gypsum board partitions, false ceiling, centralised air-conditioning vents, ceiling lights, electrical sockets, an entry door and two closed windows.
Licence Period and Rental Conditions
The initial licence period will be 24 months, with a provision for extension up to 36 months, subject to satisfactory performance and MADC’s discretion. The successful bidder will also have to comply with a minimum lock-in period of 12 months.
MADC has provided a gestation period of 60 days to enable the selected operator to obtain security clearance, complete interior fit-outs and install the necessary equipment before commencing operations.
Apart from the monthly licence fee, the operator will have to pay common area maintenance (CAM) charges equivalent to 10% of the space rent. At the minimum reserved monthly rent of approximately ₹2.28 lakh, the CAM component will amount to around ₹22,860.
This takes the minimum monthly financial outgo to approximately ₹2.51 lakh, excluding applicable taxes and utility charges.
The tender also provides for an annual escalation of 10% in the licence fee on a compounded basis from April 1 every year. CAM charges will also increase by a minimum of 10% annually on a compounded basis.
Eligibility Criteria for Prospective Bidders
The tender is open to proprietorship firms, partnership firms, limited liability partnerships and companies incorporated in India.
Prospective bidders must have experience in similar operations during the preceding five years, with at least one operational unit functioning on the date of issue of the tender. They must also demonstrate an average annual turnover of at least ₹1 crore during the preceding three financial years.
MADC’s Airport Development Plans
The lounge tender follows MADC’s earlier invitation for bids to lease a 3.70-acre plot near Shirdi Airport for developing a five-star-category hotel.
The proposed hotel site measures approximately 14,973 square metres and is located outside the airport premises in a mixed-use zone. The minimum lease premium was fixed at ₹3,000 per square metre, translating into approximately ₹4.49 crore for the entire plot. The land is proposed to be leased for 49 years.
Developed as a greenfield airport at Kakdi village, around 14 km from Shirdi town, the airport facilitates connectivity for devotees visiting the Sai Baba temple and supports religious tourism in Maharashtra.
Through these leasing initiatives, MADC is seeking to expand passenger amenities and encourage hospitality-related development around the airport.
