IndiQube Spaces has approved an investment of up to ₹35 crore in SaiEdge Realty Private Limited for an equity stake of up to 49% on a fully diluted basis. The investment is aimed at strengthening the company’s participation in commercial real estate development, with SaiEdge set to develop office space that IndiQube plans to lease after completion.

According to a regulatory filing, the investment will be made through the subscription of equity shares and/or convertible securities. The amount may be deployed in one or more tranches, depending on the final transaction arrangements.

The proposed investment links IndiQube’s managed workspace business with commercial property development. By taking a stake in SaiEdge Realty, the company will gain an interest in a business developing office space that could subsequently support its leasing requirements.

SaiEdge Realty to Develop Commercial Office Space

SaiEdge Realty will undertake the development of owned commercial office space. IndiQube intends to lease the premises developed by the company once construction is completed.

The arrangement could help IndiQube expand its future office space pipeline while giving it an equity interest in the development entity. It also connects the development of commercial properties with the workspace operator’s plans to lease and manage office premises.

However, details regarding the project’s location, development timeline, total office area and expected completion date have not been disclosed in the available announcement. The final investment amount will also depend on the transaction’s execution.

The investment represents a strategic move by IndiQube to participate in commercial property development rather than relying exclusively on leasing existing office premises. The arrangement could provide access to additional office space as the development progresses, although the extent of its eventual contribution to the company’s operations remains to be seen.

IndiQube Announces Changes to Board Composition

Alongside the investment approval, IndiQube Spaces announced changes to its board of directors. Avalur Gopalaratnam Muralikrishnan resigned as an independent director, with his resignation taking effect at the close of business hours on October 19, 2026.

The board also appointed Ishwar Subramanian as an additional independent director with effect from October 19, 2026. His appointment has been recommended for a five-year term, from October 19, 2026, to October 18, 2031.

The proposed appointment is subject to the required shareholder approval. The board changes form part of the company’s latest corporate decisions, alongside its proposed investment in SaiEdge Realty.

Investment Links Workspace Operations with Property Development

The proposed ₹35 crore investment highlights IndiQube’s approach to securing potential future office space through participation in a commercial development company. Under the arrangement, SaiEdge will be responsible for developing the office premises, while IndiQube plans to lease the completed space.

For the commercial real estate sector, such arrangements connect property development with the requirements of workspace operators. They can provide a route for operators to participate in projects aligned with their future leasing needs, while developers receive investment support.

The next steps will include finalising the transaction arrangements and implementing the investment. Further details about the development, including its location, scale and expected completion, will be important in assessing how the proposed investment contributes to IndiQube’s future office portfolio.

The deal remains subject to the completion of the relevant transaction steps, and the actual investment may be lower than the approved ceiling of ₹35 crore.
