India’s residential real estate market is seeing renewed interest during the festive season, with homebuyers evaluating properties amid festive offers and improving purchase sentiment. However, the real test for the sector will be whether this seasonal interest translates into completed transactions and sustained demand beyond the festive period.
As developers look towards the final quarter of 2026, affordability, investment potential and infrastructure development remain central to the housing market’s outlook.
Festive Buying Meets Financial Reality
While auspicious occasions often encourage property purchases, rising homeownership costs mean buyers must weigh sentiment against financial preparedness. Beyond the purchase price, expenses such as EMIs, registration charges and maintenance can significantly influence a household’s budget.

Ashish Narain Agarwal, Founder and Managing Director of PropertyPistol, said, “The festive season brings a natural psychological advantage to real estate, but for homebuyers, sentiment should complement not replace financial planning. The rise in enquiries, site visits and transactions during this period is often driven by a combination of cultural preferences, improving purchase sentiment and time-bound festive offers.”He added that a financially sound purchase requires buyers to assess the complete cost of ownership rather than making decisions solely on the basis of seasonal incentives.
Beyond Enquiries, What Will Sustain Demand?
For the industry, the conversion of enquiries into actual sales remains an important indicator of market strength. Investors, meanwhile, need to look beyond short-term activity and evaluate the factors that can support a property’s long-term value.

Vishal Raheja, Founder and Managing Director of InvestoXpert Advisors, said, “The real story of the festive season in real estate is not the number of people entering sales offices, but how many of those enquiries ultimately translate into financially meaningful transactions.”He noted that rental demand, connectivity, employment opportunities, liquidity and future development plans are key considerations for investors. The sustainability of festive momentum, therefore, will depend on affordability and genuine end-user demand rather than promotional activity alone.

These fundamentals are particularly relevant to emerging residential markets such as Zirakpur, where infrastructure and urban planning will play an important role in supporting future growth.Rohit Singla, Director of SPS Realty, said, “Zirakpur’s next phase of real estate growth will depend not only on new construction, but on how effectively the market evolves into a more integrated urban ecosystem. Better road connectivity, smoother mobility, organised commercial development, social infrastructure and access to employment centres can strengthen the region’s long-term value.”
Quality and Lifestyle Shape Buyer Preferences
Beyond location and pricing, construction quality, amenities and sustainability are also influencing homebuying decisions. Developers will need to demonstrate value beyond festive discounts as buyers increasingly assess properties as long-term lifestyle assets.

Sarthi Goel, Chief Executive Officer of Civitech Group, said, “The 2026 festive season is driven by genuine end-user conviction rather than just seasonal discounts. Buyers are increasingly decisive, treating homes as long-term lifestyle assets and prioritising quality, amenities, and sustainability.”
Goel expects a strong conversion cycle in the final quarter of 2026, although the extent of sales momentum will depend on affordability, financing conditions and the availability of homes that meet evolving buyer expectations.Ultimately, the festive season may accelerate purchase decisions, but sustained growth will depend on how effectively the market addresses buyers’ financial considerations and delivers properties supported by strong infrastructure, liveability and long-term demand.
