Bengaluru Office Rents are Rising: Why Flexible Workspaces are Gaining Ground

by Constro Facilitator

Bengaluru remains the largest office market in India, and the cost of space in the city now reflects that position. Prime Office rents in Bengaluru (also known as Bangalore) increased by 10.7% over 12 months to reach ₹163 per sq ft per month in the second quarter of 2026, compared with ₹148 in the same quarter a year earlier. For a business owner watching expenses, numbers of this kind change the planning entirely. This is one reason many promoters now begin with a virtual office in Bangalore and commit to larger premises only after the team expands.

The logic behind that decision is practical rather than sentimental. Every business needs a registered address, and company registration in Bangalore cannot be completed without one. Paying for an entire floor simply to satisfy a statutory requirement is a difficult expense to justify in the first year of operations.

Why Have Conventional Leases Become Harder to Justify?

A traditional lease carries obligations that extend well beyond the monthly rent. Bare shell space in Bengaluru is generally quoted between ₹65 and ₹140 per sq ft per month, with an additional one-time interior expense of roughly ₹1,800 to ₹2,800 per sq ft, and such arrangements usually run for three to five years. A company with 20 employees must therefore commit capital years in advance, with no certainty about headcount.

Managed and shared formats present a different proposition. Managed offices in established corridors are priced between ₹7,000 and ₹24,000 per seat each month on an all-inclusive basis, while coworking desks range from ₹8,000 to ₹15,000 per seat. The amount is predictable, and the commitment period is considerably more reasonable.

Flexible Workspaces are No Longer a Secondary Option

The shift is visible in the leasing figures themselves. Flexible workspace accounted for 23% of office absorption in Bengaluru during the first half of 2026, the highest share among India’s six major office markets. Knight Frank reported that flexible operators represented more than 30% of leasing volumes across Bengaluru, Delhi NCR, and Mumbai in the second quarter, moving ahead of financial services and indicating a structural change in how occupiers think about space.

Nationally, the trend is equally firm. Leasing by flexible operators rose 37% over the year to 12.6 million sq ft during January to September 2026, with Bengaluru contributing 2.8 million sq ft. Bengaluru now holds between 30 and 32 million sq ft of flexible office stock, the largest base in the country.

Importantly, the users are not only early-stage ventures. Between 55% and 60% of this demand now comes from large international companies rather than startups.

A Sensible Path for New Businesses

For a company registration in Bangalore being established today, a graded approach works well:

  • Obtain a compliant registered address first, which keeps statutory filings in order from day one.
  • Move to a managed or shared office once the team reaches a stable size.
  • Consider a conventional lease only when the requirement crosses several thousand square feet.

Rents in Bengaluru are unlikely to decline while demand stays this strong. Flexible workspaces are gaining ground because they align cost with actual need, and in a market priced like this one, that alignment matters a great deal.
