Constructing a residence on a 30×40 plot within the jurisdiction of the Greater Bengaluru Authority has become more straightforward.

In a significant relief for numerous residents, the state government announced on Tuesday that individual homes on plots of 1,200 sqft—featuring either ground-plus-two floors or stilt-plus-three floors—will no longer necessitate an occupancy certificate (OC), as reported by Niranjan Kaggere.

This directive grants the government the authority to exempt certain types of buildings from the obligatory OC requirements. This decision comes in response to widespread concern among homeowners following a ruling by a higher court that mandated OCs for even minor residential properties.

Officials indicated that this exemption is intended to simplify compliance and prevent smaller projects from becoming ensnared in bureaucratic delays. However, high-rise buildings, commercial complexes, and mixed-use developments that surpass the established limits will still be required to obtain OCs.
