Sachin Tendulkar Buys 3.86-Acre Lonavala Land for ₹70 Crore

Cricketer Sachin Tendulkar has acquired a large land parcel in Lonavala, Maharashtra, through three registered transactions for a combined consideration of ₹70 crore. The transactions, registered on September 4, cover a total area of 15,601.78 sq m, equivalent to around 1.68 lakh sq ft, according to registration documents accessed through Zapkey.

The properties are spread across four City Survey (CTS) numbers in Lonavala’s H ward. The acquisition adds to the growing interest of high-net-worth individuals and celebrities in large land parcels and second-home destinations in the Mumbai-Pune region.

The largest transaction was valued at ₹63.69 crore and covers a land parcel of around 3.09 acres. The property includes an existing built-up structure measuring approximately 2,100 sq ft. Based on the transacted area, the effective rate for this portion works out to around ₹4,735 per sq ft.

The remaining two transactions involve Tendulkar acquiring a 50% undivided share in two separate land parcels. The first transaction, valued at ₹4.56 crore, covers 2,302.27 sq m of land, while the third transaction, valued at ₹1.75 crore, covers 803.93 sq m.

Together, the two parcels represent around 0.77 acres of transacted share. The registration documents show that the effective rate for these undivided shares is around ₹1,888 per sq ft.

When the three transactions are considered together, the blended effective rate works out to approximately ₹4,168 per sq ft based on the total transacted area. Tendulkar has also paid around ₹4.20 crore in stamp duty on the transactions.

Lonavala Remains a Major Second-Home Market

Located in Maharashtra’s Pune district, Lonavala is one of the established second-home and holiday property destinations between Mumbai and Pune. The hill station has attracted demand for luxury villas, plotted developments and vacation homes, supported by its connectivity to both metropolitan markets.

The latest acquisition highlights the continuing preference among high-net-worth individuals for larger land parcels in established leisure destinations. Unlike conventional apartment purchases, large plots provide buyers with greater flexibility regarding the size, design and configuration of future residential developments.

The Mumbai-Pune region has also seen sustained interest in premium residential and leisure properties as buyers look beyond conventional urban housing. Lonavala benefits from its location between the two cities, making it accessible for weekend and extended stays.

Celebrity and HNI Interest in Large Properties

The purchase comes amid increasing interest from wealthy investors and celebrities in second-home markets. Destinations such as Lonavala, Alibaug and Goa, along with hill stations located close to major cities, have emerged as markets for premium holiday homes and large residential plots.

For high-net-worth buyers, these properties can serve multiple purposes, including personal use, holiday accommodation and long-term real estate investment. Larger parcels can also accommodate customised homes and private amenities that may not be possible within conventional residential developments.

The Tendulkar transaction therefore reflects both the profile of the buyer and the broader demand for large-format residential properties in established leisure destinations.

With a total consideration of ₹70 crore across the three registered transactions, the acquisition represents a significant land purchase in Lonavala and adds to the visibility of the region as a destination for premium real estate investments.
