Uttar Pradesh registered 217 real estate projects involving 66,158 proposed housing units and a total project cost of ₹46,795 crore up to September 2026, according to data shared by the Uttar Pradesh Real Estate Regulatory Authority (UPRERA). Western Uttar Pradesh accounted for the largest share of registrations, proposed units and project investment, while Lucknow recorded the highest number of registered projects among individual districts.

The figures indicate continued real estate development across the state, with activity spread across major urban centres and emerging property markets. The registrations also highlight the differences in project scale and investment across various regions of Uttar Pradesh.

Gautam Buddha Nagar Leads in Proposed Units and Project Cost

Gautam Buddha Nagar recorded 37 registered real estate projects with 18,599 proposed units and a total project cost of ₹21,221.37 crore. The district ranked first in both proposed housing units and overall project cost, reflecting the scale of real estate development in the Noida and Greater Noida markets.

Lucknow recorded the highest number of registered projects at 59, involving 15,959 proposed units and a total project cost of ₹5,795.33 crore. The district’s figures indicate substantial development activity in the state capital, where residential demand and urban expansion continue to support new projects.

Ghaziabad registered 35 projects, with 13,666 proposed units and a total project cost of ₹11,261.87 crore. Together, Gautam Buddha Nagar and Ghaziabad accounted for a substantial share of the state’s proposed housing supply and project investment.

Other districts also reported new registrations. Agra and Varanasi recorded 12 projects each, with 3,691 and 2,176 proposed units, respectively. Mathura registered 11 projects comprising 2,126 proposed units.

Western Uttar Pradesh Accounts for the Largest Share

Regional data showed that Western Uttar Pradesh dominated the state’s real estate registrations during the period. The region recorded 111 projects, accounting for more than half of the total registrations. These projects proposed 41,666 units and involved a combined project cost of ₹35,794.56 crore.

Central Uttar Pradesh registered 60 projects with 16,117 proposed units and a total project cost of ₹5,997.05 crore. Lucknow’s contribution formed a significant part of the region’s development activity.

Eastern Uttar Pradesh recorded 30 projects comprising 5,636 proposed units, with a total project cost of ₹3,869.34 crore. Rohilkhand registered 12 projects involving 1,764 proposed units and an investment of ₹941.73 crore.

Bundelkhand recorded four projects with 975 proposed units and a total project cost of ₹192.32 crore, the lowest among the five regions in terms of registrations and proposed investment.

The regional distribution shows that Western Uttar Pradesh continues to attract a significant proportion of real estate investment, while other parts of the state are also contributing to the expansion of the property market.

UPRERA Emphasises Transparency and Compliance

Commenting on the figures, UPRERA chairman Sanjay Bhoosreddy said that the registration of 217 projects, comprising 66,158 proposed units and a total project cost of ₹46,795 crore, reflected the expansion of the state’s real estate sector and the development potential of its different regions.

He noted that although Western Uttar Pradesh accounted for a substantial share of projects and investment, registrations in Lucknow and other districts also indicated opportunities for development across the state.

UPRERA continues to focus on transparency, accountability and regulatory compliance in the real estate sector. The authority has stated that it aims to streamline project registration procedures while protecting homebuyers’ interests and encouraging responsible development.

Project registration under the regulatory framework provides buyers with access to project-related information and establishes compliance requirements for developers. Effective implementation of these provisions remains important as new residential and commercial developments enter the market.

Real Estate Development Extends Beyond Major Urban Centres

The registration figures up to September 2026 point to a real estate market with varying levels of activity across Uttar Pradesh. Gautam Buddha Nagar and Ghaziabad account for a large share of proposed units and investment, while Lucknow leads in the number of registered projects.

The data also indicates that project registrations are taking place in several other districts, reflecting the broader geographical spread of development. Going forward, regulatory compliance, infrastructure expansion and the pace of housing demand will remain important factors shaping real estate activity across the state.
