Telangana Property Revenue Hits ₹8,710 Crore in FY 2026–27

Telangana’s property registration revenue has increased significantly in the current financial year, even as transactions in certain real estate segments show signs of slowing. The state’s Registration and Stamps (R&S) Department collected ₹8,710 crore between April and October 19, 2026, compared with ₹7,217 crore during the corresponding period last year. The increase of nearly ₹1,500 crore has come largely from the revision of government land values introduced in June.

The revenue growth comes amid fiscal pressures on the state government, with higher property registration values helping increase collections despite a decline in agricultural land transactions. According to department officials, the revised values came into effect on June 5, 2026, influencing the revenue generated from property registrations across the state.

During the period under review, approximately 10 lakh documents covering agricultural and non-agricultural properties were registered, marginally higher than the 9.94 lakh documents recorded during the corresponding period in 2025. However, officials said the increase was largely driven by higher registration activity in April and May, before the revised property values came into effect.

Higher Land Values Drive Revenue Growth

The anticipation of a revision in government property registration values prompted many buyers and sellers to complete transactions before June. As a result, registrations declined after the new rates were implemented, with monthly numbers falling by around 2,000 to 5,000 documents, according to department officials.

Although transaction volumes have moderated in some segments, higher property valuations have helped the government collect more revenue. The trend highlights the difference between the number of registered transactions and the revenue generated from them.

Agricultural land registrations have recorded a more noticeable decline. The number of registered agricultural properties fell from 3.58 lakh during the corresponding period in 2025 to 3.37 lakh in 2026. Despite this reduction, revenue from agricultural property registrations increased from ₹890 crore to ₹1,189 crore.

Officials and real estate industry representatives attribute the slowdown to rising agricultural land prices in rural areas. Estimates suggest that agricultural land in several districts now averages around ₹20 lakh per acre, affecting affordability and reducing demand among prospective buyers.

Non-Agricultural Property Registrations Increase

The non-agricultural property segment has performed better in terms of both registration volumes and revenue. Registrations covering housing plots, residential properties and commercial buildings increased from 6.35 lakh in the corresponding period of 2025 to 6.63 lakh this year.

Revenue from these transactions rose from ₹6,326 crore to ₹7,549 crore. The increase indicates that non-agricultural properties continue to contribute substantially to the state’s registration revenue, even as activity in the agricultural land segment weakens.

Government sources said property transactions continue to show momentum in the core urban region (CURE), particularly in and around Hyderabad. The performance of the urban market contrasts with the slowdown in agricultural land registrations across rural districts.

The difference between the two segments suggests that property market activity in Telangana is following varied trends, with urban housing plots, residential developments and commercial properties recording growth while higher land prices are affecting agricultural transactions.

Government Targets ₹18,000 Crore in Revenue

The state government is expecting property registration activity to improve during the coming months. October and November are traditionally important periods for property transactions, with favourable occasions often encouraging buyers to complete registrations. However, officials said registration activity in October had not increased significantly so far.

The department remains hopeful that transactions will improve in November, supporting revenue collections during the remaining months of the financial year.

Telangana’s Registration and Stamps Department generated ₹15,280 crore during the 2025–26 financial year. In the current financial year, collections have already approached ₹9,900 crore when revenue from stamp paper sales is included.

Based on the current collection trend, officials are confident of meeting the government’s revenue target of approximately ₹18,000 crore by March 2027.

The coming months will be important in determining whether higher property valuations and improved urban registrations can sustain revenue growth. While the increase in collections provides support to the state’s finances, the decline in agricultural land transactions indicates that rising prices continue to influence buyer demand in parts of Telangana’s property market.
