Maharashtra Real Estate Regulatory Authority (MahaRERA) approved a remarkable 200 housing projects in a single-day initiative on the eve of Dussehra, totaling 809 applications in the past two weeks due to heightened activity during the festive period.
These approvals encompassed new registrations, extensions of timelines, and amendments to existing projects to ensure compliance with technical, legal, and financial standards. The regulator stated that these approvals are part of ongoing initiatives to uphold regulatory compliance while promoting the timely execution of housing projects across the state.
These approvals are particularly important in light of the persistent housing demand and consistent sales momentum in key real estate markets, where developers are actively introducing new supply to satisfy sustained buyer interest and absorption rates. Out of the 809 applications that were approved, 405 were new registrations, 209 were extensions of timelines, and 195 were amendments to existing projects, as per data from MahaRERA. Officials indicated that these approvals demonstrate a systematic review process designed to balance compliance obligations with the necessity for timely project development.
Pune city topped the list of approvals with 122 new projects, followed by the Mumbai Metropolitan Region (MMR), which includes Greater Mumbai, accounting for 197 projects. Within the MMR, 63 were located in Mumbai city and its suburbs, 58 in Thane, 41 in Raigad, 22 in Palghar, 9 in Ratnagiri, and 4 in Sindhudurg. Other regions also saw smaller yet significant approvals. Vidarbha had 31 projects, comprising 20 from Nagpur, 5 from Amravati, 4 from Akola, and 2 from Chandrapur.
Khandesh contributed 29 approvals, with 23 from Nashik, 5 from Ahilyanagar, and 1 from Dhule. Marathwada recorded 9 approvals, including 5 from Chhatrapati Sambhajinagar, 3 from Jalna, and 1 from Latur.
Between April 25 and September 25, MahaRERA approved 4,940 project-related proposals throughout the state. This total comprised 2,039 new registrations, 1,748 extensions, and 1,153 corrections.
Officials indicated that the regulator remains focused on granting approvals for projects that adhere strictly to legal, technical, and financial standards, thereby promoting transparency and minimizing procedural delays that could impact project timelines.
Industry analysts observed that the increase in clearances signifies ongoing development activity within Maharashtraās real estate markets, especially in Pune and MMR, which collectively represented over three-fourths of the new registrations.
Experts suggest that these approvals demonstrate both an increase in housing supply and sustained demand from buyers in urban and peri-urban areas. The volume of approvals is anticipated to offer developers a clear framework for future construction activities while ensuring compliance with established standards.
