Few defects damage a building as quietly, or as expensively, as damp. It rarely announces itself with a dramatic failure. Instead it creeps in at the skirting, blooms behind a wardrobe, or shows up as a tide mark that a fresh coat of paint hides for a season before it returns. By the time most owners take it seriously, the moisture has already been moving through masonry, plaster and timber for months. The instinct at that point is understandable: seal it, tank it, inject it, and move on. But waterproofing before you have diagnosed the problem is one of the most common and costly mistakes in building repair.

The reason is simple. “Damp” is not a single fault with a single cure. It is a symptom that can be produced by several completely different mechanisms, each of which demands a different remedy. Apply the wrong fix, and you do not just waste money; you can trap moisture, accelerate decay, and turn a manageable problem into a structural one. That is why the first intervention on any damp-affected building should never be a product. It should be an accurate diagnosis.

The three problems that all look the same

Most damp complaints trace back to one of three sources, and to the untrained eye they can look almost identical on the wall surface.

Rising damp occurs when groundwater is drawn up through porous masonry by capillary action, usually where a physical damp-proof course is missing, bridged or has failed. It typically stops around a metre above floor level and often leaves a tide mark of hygroscopic salts carried up from the ground.

Penetrating damp comes from water entering horizontally through the fabric:  a cracked render, a failed gutter, defective pointing, a leaking downpipe or a bridged cavity. Unlike rising damp, it can appear at any height and often worsens noticeably after heavy rain.

Condensation, by far the most common of the three in occupied homes, has nothing to do with the ground or the external fabric at all. It is warm, moist internal air meeting a cold surface, and it is driven by heating patterns, ventilation and insulation. It is also the source most often misdiagnosed as rising damp and the one most likely to be “treated” with a completely unnecessary chemical injection.

Three problems, three mechanisms, three different repairs. A stain at skirting height could be any of them, and the only way to know which is to investigate rather than assume.

Why the survey has to come before the waterproofing

This is the heart of the matter. If a wall suffering from condensation is tanked or injected, the underlying humidity and ventilation problem remains untouched; the moisture simply reappears elsewhere, now behind an impermeable barrier that is harder and costlier to put right. If penetrating damp from a failed gutter is treated as rising damp, the DPC injection does nothing because the water is entering three metres up. And if genuine rising damp is painted over rather than addressed at the DPC, the salts keep drawing moisture, and the plaster keeps failing.

An independent diagnosis breaks that cycle before a penny is spent on the wrong cure. The output should be a clear report that names the cause, sets out the evidence, and specifies a proportionate remedy, not a sales document that recommends the most expensive treatment regardless of findings.

The cost of skipping straight to the fix

Skipping diagnosis rarely saves money; it defers and multiplies the cost. Untreated or mistreated moisture keeps working on the building. Persistent damp rots embedded timber, corrodes wall ties, blows plaster and undermines the very substrate a waterproofing system relies on to bond. What began as a redecorating problem becomes joinery replacement, re-plastering, or structural repair.

There is a health dimension too. Where damp and poor ventilation combine, mould follows, and the spores it releases are a recognised trigger for respiratory problems, a particular concern in bedrooms and in properties with young or vulnerable occupants. A survey that identifies a condensation-and-ventilation problem addresses the mould at its root rather than wiping the surface and waiting for it to return.

Condensation is usually resolved by improving ventilation and heating balance and upgrading insulation at cold bridges, not by tanking. Penetrating damp is cured by fixing the defect that lets water in: renewing pointing, clearing or repairing gutters, repairing render, or correcting a bridged cavity. Genuine rising damp calls for reinstating an effective damp-proof course and replacing salt-contaminated plaster. In each case, the waterproofing or repair specification follows the evidence, which is why the survey has to lead.

For anyone maintaining or renovating older building stock, the sequence is the discipline that separates a lasting repair from a recurring headache. Investigate, diagnose, then specify and let the survey, not the sales pitch, decide what the building actually needs.
