DLF has achieved a complete sellout of Phase 1 of its first residential project in Mumbai, The WestPark, located in Andheri West. All 416 units were booked soon after launch, generating total sales of ₹2,300 crore. This marks a major step for the developer as it enters the Mumbai residential market.

Of the total sales, approximately 20% of the bookings came from Non-Resident Indians (NRIs) originally from Mumbai. According to DLF, these sales followed overseas marketing campaigns across Kuwait, the US, UK, and Singapore. The company reported a strong response not only from NRIs but also from homebuyers based in South Mumbai, Nanded, Pune, Gujarat, and other cities.

The project initially comprised two towers, but due to strong demand, DLF released two more towers under Phase 1, bringing the total to four towers. Each tower offers 37 floors, with the phase comprising 416 units in total. These include a mix of 3 BHK and 4 BHK configurations, with unit sizes ranging from 1,125 sq ft to 2,500 sq ft.

Prices for standard units ranged from ₹37,500 to ₹54,000 per sq ft, while select penthouses reached up to ₹70,000 per sq ft. DLF confirmed that multiple units were purchased by individuals from the Bollywood industry, although specific names were not disclosed.

DLF plans to adjust unit layouts in upcoming phases based on market feedback. According to Aakash Ohri, Joint Managing Director and Chief Business Officer, DLF Home Developers Ltd., many potential buyers in Mumbai expressed a preference for larger 3 BHK units. The company is expected to incorporate these changes in the next phase of the project.

The full development spans 10 acres and is planned to include eight towers. The project features a 50,000 sq ft clubhouse with wellness zones, meditation and yoga areas, co-working lounges, and other recreational amenities. It also offers 845 car parking slots, including designated spaces for visitors.

The total development cost is estimated at ₹900 crore. The project is being built in partnership with Trident Realty. DLF is now preparing for Phase 2 of the project, which is expected to launch in mid-2026, subject to regulatory clearances.

Commenting on market trends, Ohri noted that buyers in Mumbai tend to be more directly involved in the homebuying process compared to those in Delhi-NCR. He also pointed out a growing demand in Mumbai for larger floorplans and premium lifestyle offerings, areas where DLF plans to focus more in upcoming developments.

DLF is also evaluating other potential projects in the Mumbai region. While the company has received proposals, no additional commitments have been finalized. Further steps will depend on the review of Phase 1 outcomes and board decisions.

Beyond Mumbai, DLF is preparing to enter the Goa market with a luxury villa project aimed at the ultra-high-end segment. These villas are expected to be priced upwards of ₹50 crore and will cater to premium buyers. The launch is anticipated in the coming months.

The full sellout of DLF’s debut phase in Mumbai highlights the rising demand for high-end residential developments in Andheri West. With strong interest from NRIs, city-based professionals, and premium lifestyle seekers, the project marks a significant start for DLF in India’s most competitive real estate market.
