ICICI Prudential Invests ₹210 Crore in Raymond Realty Unit

by Constro Facilitator

ICICI Prudential Real Estate Development Fund has agreed to invest ₹210 crore in Ten X Realty West, a wholly owned subsidiary of Raymond Realty, to support a redevelopment project in the Mumbai Metropolitan Region (MMR). The investment is expected to support Raymond Realty’s asset-light expansion strategy and strengthen its presence in the region’s redevelopment market.

The investment was disclosed in a regulatory filing. ICICI Prudential Real Estate Development Fund is a Category II alternative investment fund managed by ICICI Prudential Asset Management Company. The proposed investment will provide funding for the redevelopment of one of Ten X Realty West’s projects in the Mumbai Metropolitan Region.

The transaction comes as real estate developers in Mumbai increasingly focus on redevelopment projects to expand their portfolios and tap into the demand for modern residential properties. With limited availability of vacant land in established parts of the city, redevelopment has become an important route for creating new housing supply and improving the use of existing urban land.

Investment to Support Raymond Realty’s Expansion Strategy

According to Raymond Realty managing director and chief executive officer Harmohan Sahni, the investment will support the company’s asset-light expansion strategy in the Mumbai Metropolitan Region and help accelerate its redevelopment projects.

An asset-light business model allows developers to expand their project portfolios through partnerships and joint development arrangements rather than relying entirely on land purchases and direct capital investment. Such arrangements can help companies manage upfront land acquisition costs while participating in the development and sale of residential properties.

For Raymond Realty, the investment in Ten X Realty West is expected to support the execution of its redevelopment plans. The funding also reflects the role of institutional capital in supporting residential development, particularly in established urban markets where land acquisition costs can be high.

The Mumbai Metropolitan Region remains an important residential real estate market, supported by demand for housing, infrastructure development and redevelopment opportunities across established neighbourhoods. Developers are exploring projects in existing residential areas to meet changing buyer requirements and make better use of available land.

Raymond Realty’s Portfolio Valued at ₹52,000 Crore

Raymond Realty has an estimated gross development value (GDV) of approximately ₹52,000 crore across its portfolio in the Mumbai Metropolitan Region. GDV represents the estimated total sales value of a development and is commonly used to assess the scale of a real estate company’s project pipeline.

The company’s joint development agreement (JDA) portfolio comprises eight projects with a combined revenue potential of around ₹27,000 crore. This represents approximately 52% of its overall GDV, according to the company.

Joint development agreements allow landowners and developers to collaborate on projects by combining land ownership with development expertise and financial resources. Depending on the terms of an agreement, the parties share revenue or completed units from the development.

For developers, the JDA model can provide access to land without requiring a complete upfront acquisition. Landowners, meanwhile, can benefit from the development potential of their properties while partnering with an established real estate company.

Raymond Realty’s eight-project JDA portfolio indicates the importance of partnership-based development to its growth plans. The ₹210 crore investment in Ten X Realty West is linked to this broader focus on redevelopment and expansion within the MMR market.

Institutional Capital and Mumbai’s Redevelopment Market

The investment highlights the growing role of alternative investment funds in financing real estate development. Institutional funding can provide developers with additional capital to execute projects, manage development costs and pursue growth opportunities.

Mumbai’s redevelopment market offers opportunities in established residential locations where older buildings may require reconstruction to meet contemporary housing needs. These projects can involve complex planning, resident rehabilitation, regulatory approvals and construction requirements, making access to funding an important consideration.

The outcome of the Ten X Realty West investment will depend on project execution, approvals and market conditions. However, the transaction reflects continued interest in redevelopment-led residential development and partnership-based funding models in the Mumbai Metropolitan Region.
