On Thursday, the Pune City Police initiated legal proceedings against Subodh Runwal, Managing Director of Runwal Enterprises, along with six other individuals, following a court directive related to a purported land dispute in the Viman Nagar region of Pune, as reported by police.

The First Information Report (FIR) was filed at the Vimantal Police Station against Subodh Runwal, Ashutosh N Navare, Lucy Roy Chowdhury, MB Agarwal, and three additional individuals under sections 111, 318(2), 329(3), 336(3), and other pertinent provisions of the Bharatiya Nyaya Sanhita (BNS), according to officials.

This action was taken in response to an order issued by Judicial Magistrate First Class Dr. DR Dornalpalle on May 16, under Section 175(3) of the Bharatiya Nagarik Suraksha Sanhita (BNSS), which mandated the police to file an FIR and carry out a thorough investigation into the issue.

The complaint indicates that the dispute involves a land parcel of 3.93 hectares situated in the Lohegaon/Viman Nagar vicinity near Pune International Airport. The complainants contended that the late Satish Satyanarayan Mittal, through Wonder Properties, had secured ownership and development rights over the land during the years 2005-06.

In 2007, Wonder Properties purportedly entered into a registered joint venture agreement with Runwal Developers Pvt Ltd to establish an Association of Persons (AOP) known as Runwal Wonder Ventures. According to the terms of the agreement, Wonder Properties was allegedly entitled to 52 percent of the gross revenue, while Runwal Developers was entitled to 48 percent.

The complaint further asserted that the agreement prohibited the transfer or assignment of rights without obtaining written consent from Satish Mittal or his legal heirs. Following Mittal’s passing in January 2016, the complainants alleged that the AOP was never legally reconstituted with the legal heirs, and that forged and back-dated documents were subsequently produced to enable the transfer of rights to associated entities.

The magistrate court noted that despite the submission of complaints, supporting documents, witness statements, and a site panchnama to the police authorities, an FIR had not been registered initially.Referring to the Supreme Court’s ruling in Lalita Kumari vs Government of Uttar Pradesh, the court observed that registration of an FIR is mandatory when information discloses cognisable offences.Police said further investigation into the matter is underway.
