Henceforth, no building permission is required for construction of residential building on a 75 square yards plot. Property owners can just register on the website by paying Rs 1 as registration fee along with Rs 100 first property tax along with self-certification.
Similarly, for building proposed on plot areas between 75 sq yds and 600 sq yards, there will be instant building approval up to 10 metres.
The Telangana cabinet approved TSbPASS (Telangana State Building Approval and Self Certification System) to provide hassle-free online building permissions within 21 days. Officials said permissions for properties above 600 sq yards and above 10 metres, and all non-residential buildings and layouts, the applicant need to fill only one common application and need not go around offices for approvals.
“If the permission is not granted within 21 days after due scrutiny, the online system generates permission automatically on the 22nd day,” a senior official of the municipal administration department said.
To ensure building permissions are given in a timely manner, the government has decided to set up a chasing cell at state-level to ensure all proposals under the single window system were cleared within 21 days. If there is any delay in issuing permission, penalty would be imposed on the town planning staff.
However, the permission issued under deemed clause could be revoked if it is found that approval was obtained by misrepresentation of facts or false statements or against the building rules, regulations and master plan land use provisions. The government could demolish buildings without slapping notice if the builder violates norms.
