The Telangana government has approved a special relaxation for the construction of a commercial high-rise building on three adjoining plots in Hyderabad’s Jubilee Hills, allowing additional height and several concessions under specific conditions. The decision is expected to facilitate the proposed development while supporting planned infrastructure improvements in the area.
According to a Government Order (GO) issued by the Metropolitan Area and Urban Development Department, the approval has been granted to applicants led by C.G. Murali Mohan for the development of a commercial building on Road No. 10 in Jubilee Hills.
The approval follows a detailed examination of the applicants’ representation, a factual report submitted by the Greater Hyderabad Municipal Corporation (GHMC), applicable building regulations, master plan proposals, road widening plans, and similar cases where comparable relaxations had previously been permitted.
The government observed that the project site is located along Road No. 10, which has already been designated as a commercial corridor. It also noted that the property falls within the proposed 36-metre road widening plan under the city’s master plan. As part of the approval conditions, the applicants have agreed to surrender the required land free of cost to facilitate the planned road expansion.
As a special case, the government has authorized GHMC to consider the project with a series of relaxations. The proposal permits a building height of up to 30 metres and allows two additional floors through the use of Transferable Development Rights (TDR) beyond the prescribed height limit. The approval also includes permission for an environmental deck floor in accordance with existing guidelines.
In addition, the government has allowed covered balcony projections of up to two metres and approved setback relaxations wherever they are permissible under the prevailing building rules. These concessions are intended to optimize the commercial development while remaining within the broader planning framework.
The decision highlights the state’s willingness to consider project-specific relaxations where developments align with urban planning objectives and contribute to public infrastructure. By linking the concessions to the surrender of land for road widening, the government aims to balance commercial development with long-term transportation and urban infrastructure requirements.
The project will now proceed through the GHMC approval process, subject to compliance with the conditions specified in the Government Order and other applicable statutory regulations.
