No misleading pre-launch advertisements, TG-RERA warns developers

The Telangana Real Estate Regulatory Authority (TG-RERA) has issued a cautionary notice to promoters, developers, real estate agents, and advertising platforms regarding the misleading of homebuyers through pre-launch advertisements that lack valid TG-RERA registration.

The authority stressed that any effort to entice buyers or seek investments prior to securing formal registration constitutes a clear infringement of the Act. According to the Real Estate (Regulation and Development) Act, 2016, all real estate projects that exceed 500 square meters and apartments proposed with more than eight units are required to be registered with TG-RERA.

Developers are allowed to advertise, market, or sell units only after the Authority has thoroughly reviewed the project details and issued a unique RERA registration number, which must be prominently displayed in all marketing materials. In accordance with these regulations, RERA has issued show-cause notices to the relevant project entities upon discovering illegal advertisements that did not display the required registration number.

The entities under investigation include Godrej Properties, Navanami Elevate Project, Vertex Viraat Project, Swargaseema Ameya Project, and Thirumala Hills, among others. The authority noted that while some companies did include the registration number, their advertisements did not adhere to the established RERA guidelines. In the instance of Swargaseema Construction’s Ameya project, the authority identified significant violations, including non-compliant font sizes and the failure to include the complete project name. Additionally, the project was registered as a ‘layout’ but was misleadingly marketed as a ‘full residential project’.
