The Maharashtra Real Estate Regulatory Authority (MahaRERA) has extended the completion timelines of eligible registered real estate projects by four months, citing disruptions to global supply chains caused by the ongoing conflict in West Asia.
The decision follows an advisory issued by the Union Ministry of Housing and Urban Affairs on July 31, 2026, asking state Real Estate Regulatory Authorities (RERAs) to provide a four-month extension to eligible projects affected by disruptions arising from the conflict.
Under the order, registered projects whose original completion dates, revised completion dates or extended completion dates fall on or after February 28, 2026, will automatically receive an additional four months. However, projects registered on or after August 1, 2026, will not be covered under the extension.
MahaRERA has clarified that promoters will not be required to file a separate application to receive the benefit. The authority’s Registration and IT Cell will make the necessary changes to project records and update the MahaRERA web portal to reflect the revised completion timelines.
Supply Chain Disruptions Behind Extension
The Union Ministry’s advisory cited the impact of the West Asia conflict on global supply chains. Disruptions have contributed to shortages and delays in the availability and movement of construction materials, affecting procurement and project execution.
For real estate developers, interruptions in the supply of construction materials can affect multiple stages of project development. Delays in procurement and transportation can impact construction schedules and subsequently affect contractual and regulatory completion dates.
MahaRERA’s decision provides additional time to projects that fall within the specified eligibility criteria, allowing developers to manage delays arising from the identified circumstances.
The four-month extension will be implemented automatically, reducing the administrative requirement for individual promoters to approach the regulator. This also creates a common framework for eligible projects across Maharashtra.
Industry Welcomes MahaRERA Decision
Kamlesh Thakur, President, NAREDCO Maharashtra, welcomed the order and said that it recognises the impact of the geopolitical situation on construction activity. He pointed to disruptions involving global supply chains, construction material availability, logistics and project execution.
According to Thakur, the measure provides relief to developers dealing with delays resulting from circumstances beyond their control.
Kaushal Agarwal, Chairman, The Guardians Real Estate Advisory, said the decision also offers greater clarity to homebuyers. He noted that a uniform extension for eligible projects avoids the need for individual applications and provides consistency in determining revised completion timelines.
The measure may therefore help reduce uncertainty for both developers and homebuyers regarding project schedules. For developers, the additional four months provides time to address supply-related delays. For buyers, the automatic implementation means revised timelines can be reflected in regulatory records without requiring separate proceedings for each project.
Projects Registered After August 1 Excluded
The order also establishes a clear cut-off for eligibility. Projects registered on or after August 1, 2026, will not receive the four-month extension under this particular order. The benefit is intended for registered projects whose completion timelines meet the specified February 28, 2026 criterion and have been affected by the circumstances outlined in the Ministry’s advisory.
MahaRERA will update its records and portal to implement the revised timelines.
The order comes as the real estate sector continues to deal with the effects of international supply chain disruptions. By granting a defined four-month extension to eligible projects, MahaRERA has provided developers additional time to address construction delays while maintaining a uniform regulatory approach across Maharashtra.
