Almost 1.3 million property owners in Bengaluru can now access their e-khatas online by using their SAS property tax ID, thus removing the necessity to visit civic offices. The Greater Bengaluru Authority (GBA) has facilitated this service through its e-Aasthi platform.
According to officials, users can log into the portal, verify their identity via OTP, input their SAS ID, and generate the e-khata in just a few minutes. The system also automatically sends download links through SMS and WhatsApp to registered mobile numbers.
This initiative is part of a broader effort to simplify property documentation, which has historically required numerous visits, extensive paperwork, and significant delays. A valid khata is crucial for paying property tax, obtaining loans, and executing transactions such as sales, transfers, or mortgages.
GBA chief commissioner M Maheshwar Rao stated that the initiative aims to eliminate “red tape” and provide access to records at any time and from any location. It is also anticipated to lessen dependence on intermediaries and reduce corruption, with citizens encouraged to utilize only the official platform, he added.
Nevertheless, officials emphasized that these e-khatas are issued on an “as-is-where-is” basis and are considered provisional. Property owners are required to complete Aadhaar-based e-KYC, update sale deed information, incorporate GPS-tagged data, and link Bescom services to achieve full legal validity.
