Noida Removes FAR Cap for Group Housing Projects in 2026

by Constro Facilitator

The Noida Authority board has approved the implementation of the Model Building Regulations, 2026, paving the way for higher permissible development density and high-rise residential projects across the city. The revised regulations remove the maximum floor area ratio (FAR) limit for group housing projects located on plots adjoining roads wider than 45 metres. The decision is expected to influence residential and mixed-use development, particularly along major road corridors and areas connected to the upcoming Noida International Airport.

The approval was granted during the Authority’s 224th board meeting held on Wednesday, chaired by Deepak Kumar, Uttar Pradesh’s infrastructure and industrial development commissioner and chairman of the Noida Authority. The Model Building Regulations, 2026, had earlier received approval from the state cabinet on October 9.

Under the existing provisions, the maximum permissible FAR for group housing projects in Noida is 3.5. With the adoption of the revised regulations, this upper limit will no longer apply to eligible group housing plots located along roads wider than 45 metres. The change is expected to provide developers with greater flexibility in planning residential projects and utilising available land parcels.

However, the removal of the FAR cap does not mean unrestricted building heights. Proposed developments will continue to be governed by applicable setback requirements, fire safety regulations and aviation clearances. These provisions will determine the permissible building height and ensure that development proposals comply with relevant planning and safety standards.

Noida Authority CEO Krishna Karunesh said the board had decided to constitute a committee comprising officials from the Noida, Greater Noida and Yamuna authorities. The committee will examine the implementation of the new regulations and identify issues that require decisions at the board level.

AI City-cum-Business Park to Get Master Developer

Apart from the building regulations, the board approved the Uttar Pradesh Private Business Park Development Scheme, 2025, and decided to invite a request for proposal (RFP) to appoint a master developer for the proposed AI City-cum-Business Park in Noida.

The proposed development will accommodate facilities related to artificial intelligence, Global Capability Centres (GCCs), information technology and IT-enabled services (IT/ITES), research, startups and skill development. The master developer will be selected through a competitive e-bidding process.

The initiative is intended to support the development of technology-oriented commercial infrastructure and provide space for companies operating in emerging technology and IT-related sectors.

Sector 147 IT/ITES Land Scheme Gets Approval

The Authority also granted in-principle approval to a land allotment scheme covering 68,000 square metres in Sector 147 for institutional IT/ITES use. The proposed scheme will provide land for institutional developments associated with the information technology and IT-enabled services sector.

In another decision, the board approved the development of an integrated automobile complex on a 12,596-square-metre plot in Sector 105. The project will have a permissible FAR of 4 and a maximum building height of 20 metres. Parking facilities will be developed within the allotted plot in accordance with applicable norms.

City Logistics Plan to Address Freight Movement

To improve goods transportation and manage parking requirements for trucks and other commercial vehicles, the board approved the final report of the City Logistics Plan. The report will now be forwarded to the Uttar Pradesh government for approval.

The plan examines Noida’s industrial and commercial activities, freight movement patterns, traffic management requirements and existing logistics infrastructure. It aims to establish a roadmap for addressing the city’s goods transportation and parking requirements.
