The Uttar Pradesh Real Estate Regulatory Authority (UP-RERA) registered 143 new real estate projects during the first half (H1) of 2026, reflecting continued growth in the state’s residential real estate sector. The newly registered projects comprise 46,049 proposed housing units with a combined estimated capital investment of ₹31,952 crore, highlighting sustained developer confidence and increasing housing activity across key urban markets in the state.
The latest figures represent an improvement over the corresponding period in 2025, when 134 projects with 35,082 housing units were registered. The rise in both project registrations and proposed housing supply indicates continued momentum in Uttar Pradesh’s residential market, supported by ongoing infrastructure development, urban expansion, and demand from homebuyers.
Among all districts, Lucknow recorded the highest number of project registrations. The state capital accounted for 37 new projects, proposing 9,872 housing units with an estimated investment of ₹3,834 crore. While Lucknow led in the number of new developments, Gautam Buddh Nagar, which includes Noida and Greater Noida, emerged as the largest investment destination. The district registered 27 projects, accounting for 13,160 housing units and attracting investments worth ₹15,678 crore, nearly half of the total investment recorded across the state during the six-month period.
Ghaziabad also remained one of the major residential markets, registering 19 projects with proposed investments of ₹3,989 crore across 9,500 housing units. Apart from these established urban centres, the report indicates growing developer interest in several emerging cities. Districts including Agra (10 projects), Mathura (10), Varanasi (7), Jhansi (3), Barabanki (3), Bareilly (3), and Prayagraj (3) also witnessed fresh project registrations, reflecting the expansion of organized residential development beyond traditional real estate hubs.
The broader performance of Uttar Pradesh’s real estate sector over the past three years also points to sustained growth. Capital investments increased from ₹28,411 crore in 2023 to ₹68,328 crore in 2025, while annual project registrations rose from 197 projects in 2023 to 308 projects in 2025. During the same period, housing supply expanded from 55,297 units to 84,976 units, representing a 22.5% increase over 2024. These figures indicate a steady rise in development activity as developers continue to launch new residential projects across the state.
Beyond project registrations, UP-RERA highlighted its efforts to strengthen consumer protection and dispute resolution. The authority facilitated the recovery of ₹2,173.78 crore in favour of homebuyers across 8,212 cases involving delayed or stalled projects. Of the recovered amount, ₹1,623.28 crore was transferred directly into the bank accounts of allottees, while ₹550.50 crore was disbursed through settlements executed against recovery certificates.
The regulator also reported significant progress in resolving property-related disputes through multiple dispute resolution mechanisms. A total of 11,558 cases, involving property disputes worth ₹6,032.42 crore, were resolved during the period. This included ₹1,958 crore settled through proceedings before UP-RERA benches covering 3,237 cases, ₹657 crore resolved through the conciliation forum across 1,648 cases, and ₹3,417.42 crore involving 6,673 allottees through mutual settlements facilitated on the UP-RERA portal.
Commenting on the performance, Sanjay Bhoosreddy, Chairman of UP-RERA, said that the consistent increase in project registrations, housing supply, and capital investments reflects the state government’s development-oriented policies along with UP-RERA’s continued focus on transparency, accountability, and timely delivery of projects. He noted that these measures have contributed to greater confidence among developers and homebuyers while supporting the overall growth of Uttar Pradesh’s real estate sector.
