Reliance led Consortium Bags Mumbai’s Slum Redevelopment Project

A consortium led by Reliance Industries, through its subsidiary Reliance 4IR Realty Development, along with Aspect Realty subsidiary Mahadev Realtors Juhu, has emerged as the successful bidder for the redevelopment of the 101.36-acre Juhu Galli slum cluster in Andheri (West), Mumbai. The project is among the largest slum redevelopment initiatives ever undertaken in the city and marks a significant milestone in Mumbai’s urban transformation efforts.

The redevelopment tender was floated by the Slum Rehabilitation Authority (SRA) and attracted participation from some of India’s leading corporate groups, including JSW Group and Shapoorji Pallonji Group. Following a competitive bidding process, the Reliance-led consortium secured the project rights.

Spread across more than 101 acres in the western suburb of Andheri, the redevelopment is expected to deliver over 28,000 rehabilitation homes for eligible slum residents. The project will be executed under the Maharashtra Government’s Cluster Redevelopment Policy, a framework designed to address the challenges of redeveloping large and densely populated slum settlements that are difficult to transform through conventional rehabilitation models.

A key aspect of the project is its strong focus on resident welfare during the redevelopment period. Under the tender conditions, the selected developer must provide substantial financial support for transit accommodation. The consortium is required to clear pending transit rent dues and commit approximately ₹700 crore towards transit rent payments over the next two years. Additionally, it must provide one more year of transit rent through post-dated cheques to ensure uninterrupted support for affected families during construction.

To safeguard project execution, the developer is also required to furnish a performance guarantee of ₹100 crore with the SRA. These measures are intended to ensure timely rehabilitation and reduce uncertainties often associated with large-scale redevelopment projects.

Beyond providing housing, the redevelopment aims to create a modern urban environment with improved infrastructure, enhanced connectivity, social amenities, and open public spaces. The transformation of Juhu Galli is expected to significantly improve living conditions for thousands of families while contributing to the overall development of the Andheri region.
