New Noida to Add 20,000 Hectares for Industrial Development

by Constro Facilitator

Noida is preparing for a major greenfield expansion across approximately 20,000 hectares under the proposed New Noida project, as nearly 90% of its existing developable land has been utilised. The expansion is intended to accommodate rising industrial demand, attract fresh investments and support employment generation across Uttar Pradesh.

According to Noida Authority chief executive officer Krishan Karunesh, land acquisition for New Noida will begin in phases. The project is expected to generate between 5 lakh and 6 lakh direct and indirect jobs by 2030, driven by industrial development and related economic activities.

Established in 1976 as an industrial township near Delhi, Noida has developed into a major economic centre in North India. Planned infrastructure, connectivity and investments across manufacturing, information technology and commercial sectors have supported its growth over the decades. However, the extensive utilisation of available land has increased the need for additional development areas.

Land Acquisition and Higher Development Density

The proposed expansion will address the demand for industrial land while the authority explores options to accommodate further development within existing Noida. The state government is working on policies that would permit additional floor area ratio (FAR) in established areas, creating scope for vertical development and redevelopment.

This approach is intended to address immediate development requirements while New Noida progresses through land acquisition and planning. Increasing permissible FAR could allow existing areas to accommodate additional commercial and other developments, subject to applicable regulations and approvals.

Over the past three decades, Noida has developed approximately 90% of its footprint across 168 sectors. The authority has made around 9,500 industrial and 5,000 commercial allotments, which have collectively generated more than 12 lakh jobs.

Metro Connectivity and Infrastructure Development

Connectivity is expected to play a major role in supporting the proposed expansion. Three metro corridors have been proposed to link important urban and transport hubs, including Botanical Garden, Gaur City via Char Murti and the Boraki multimodal transport hub.

These proposed connections are expected to complement existing road infrastructure, including the Noida–Greater Noida Expressway, Yamuna Expressway, DND Flyway and Eastern Peripheral Expressway. Improved connectivity could support the movement of workers, goods and businesses across Noida and neighbouring areas.

The integration of industrial zones with transport infrastructure will be important for accommodating new businesses and managing the increase in economic activity associated with the expansion.

Industrial Investments and Employment Potential

The scale of corporate interest in the region is reflected in the proposals scheduled for the upcoming fifth groundbreaking ceremony. Karunesh said around 120 industrial proposals, involving estimated investments of nearly ₹35,000 crore, would feature in the event.

The proposals cover data infrastructure, electronics manufacturing, commercial real estate, logistics and institutional development. These sectors are expected to contribute to demand for industrial facilities, offices, transport infrastructure and supporting services.

Noida already hosts major companies, including Samsung, Dixon, TCS, Infosys, HCL, Microsoft, Wipro and Adobe, along with data centre operators such as Sify and AdaniConneX. The city contributes approximately 10% of Uttar Pradesh’s gross state domestic product, 60% of the state’s electronics and IT exports, and nearly 80% of its apparel shipments.

Focus on Emerging Technologies

The Noida Authority is also encouraging research and development in semiconductors, artificial intelligence and battery technologies. These sectors are expected to support Uttar Pradesh’s manufacturing ambitions and diversify the region’s industrial base.

With a proposed 20,000-hectare expansion, phased land acquisition, additional development potential in existing areas and planned metro connectivity, New Noida is intended to accommodate the region’s future industrial requirements. The pace of implementation will depend on land acquisition, infrastructure development and the execution of proposed investments.
