Delhi’s Aerocity has further strengthened its position as one of India’s premier commercial business districts, with Hero MotoCorp Ltd and WeWork India Management Ltd leasing a combined 3.45 lakh sq ft of premium office space at Worldmark 6, near Indira Gandhi International (IGI) Airport. The long-term transactions, signed with Alborz Developers Ltd, a Bharti Group entity, represent a combined rental commitment of over ₹920 crore during their respective lease tenures.
According to property registration documents, both leases commenced on March 1, 2026, reflecting sustained demand for Grade A office space in one of Delhi-NCR’s fastest-growing commercial hubs.
Hero MotoCorp has leased approximately 2,31,109 sq ft spread across the ground, second, fifth, and sixth floors of Worldmark 6. The company will pay an initial monthly rental of approximately ₹4.97 crore, translating to ₹215 per sq ft. The agreement includes a six-month rent-free period and a 15% rental escalation every three years. Based on these terms, the company’s total rental commitment is estimated at approximately ₹593.8 crore over the nine-year lease period. Hero MotoCorp has also deposited a security amount of ₹29.81 crore with the developer.
In a separate transaction, WeWork India has leased approximately 1,13,976 sq ft on the third floor of the same building for a 10-year tenure. The flexible workspace operator will pay an initial monthly rent of approximately ₹2.39 crore, or ₹210 per sq ft, with similar lease conditions, including a six-month rent-free period and a 15% rental escalation every three years. The company’s total rental commitment is estimated at approximately ₹328.5 crore, supported by a security deposit of ₹9.57 crore.
Together, the two leases account for nearly 3,45,085 sq ft of premium office space and a cumulative rental outgo exceeding ₹922 crore, highlighting the growing preference among corporates for high-quality office assets in strategically connected business districts.
The transactions reinforce Aerocity’s emergence as a preferred destination for multinational corporations, large domestic enterprises, and flexible workspace operators. Its proximity to Indira Gandhi International Airport, seamless connectivity through metro and expressway networks, and presence of premium commercial, hospitality, and retail developments continue to attract occupiers seeking world-class office environments.
Earlier this year, WeWork India announced the launch of its new Aerocity centre at Worldmark 6, spanning approximately 1.1 lakh sq ft and offering over 1,400 workstations, marking its 17th operational centre across the Delhi-NCR region.
