YEIDA offers 276 residential plots in sector 18

Yamuna Expressway Industrial Development Authority (YEIDA) is set to introduce a series of plot schemes this week, commencing with the release of residential plots on Monday. The Authority is offering a total of 276 plots, each measuring 200 square meters, located in Pocket 9B of Sector 18. The application window will remain open until May 21, with the draw scheduled for July 11.

Out of the total plots, 214 are designated for the general category, with 17.5% allocated for farmers and 5% reserved for individuals linked to the industrial sector. With the recent revision in residential land prices to Rs 35,000 per square meter—reflecting a 35% increase from the previous rate of Rs 25,900—prospective buyers are required to pay a registration fee of Rs 7 lakh, which constitutes 10% of the total cost. The remaining balance must be settled within 60 days following the allotment.

Allottees are obligated to complete construction within three years of signing the lease deed, or they will incur time extension fees. The Authority has scheduled the launch of plots over a span of four consecutive days.

YEIDA, which recently adjusted its plot allotment rates with significant increases across various categories, is preparing to introduce 15 group housing plots ranging from 2.5 acres to 50 acres in the near future. In addition, there will be 100 industrial plots and 140 commercial plots designated for retail spaces available for allocation. The Authority is also planning to unveil a scheme for nine hotel plots.

According to YEIDA CEO Arun Vir Singh, there is considerable interest in larger plots located near the Noida International Airport, the Medical Device Park, and the forthcoming Film City, all situated within a distance of 10 to 15 kilometers from these plots. The group housing initiative, featuring 15 plots of sizes between 2.5 and 50 acres, is anticipated to be announced later this week. Furthermore, a scheme for nine hotel plots is also in development.

In the commercial sector, YEIDA will provide 140 plots of 100 square meters each for retail purposes. The industrial sector will see the launch of 101 plots, comprising 81 plots under 8,000 square meters and 20 plots exceeding that size. The smaller industrial plots will be allocated through e-auction, while the larger ones will be assigned based on objective criteria. The rates for corporate office plots experienced the most significant increase, rising by 110% from Rs 25,000 to Rs 52,500 per square meter. Similarly, group housing plot rates surged by 62%, now aligning with the Rs 52,500 per square meter rate.

Commercial plot rates saw a 35% increase. Plots with a floor area ratio (FAR) of up to 2 are now priced at Rs 70,000 per square meter, up from Rs 51,800, while those with an FAR exceeding 2 are priced at Rs 84,000 per square meter, an increase from Rs 62,200. Industrial land rates have risen by 10%. Plots measuring up to 4,000 square meters are now priced at Rs 15,670 per square meter, while those exceeding 80,000 square meters are available at Rs 9,550 per square meter. These new offerings are designed to address the growing demand for real estate in the Yamuna region, driven by the impending international airport and extensive infrastructure developments.
