UP govt. approves Master Plan 2031 for Ghaziabad, Loni

AAI approves underpass for elevated corridor in Hyderabad

The government of Uttar Pradesh has sanctioned the GIS-based Integrated Master Plan 2031 for Ghaziabad, Loni, and Modinagar/Muradnagar, with the objective of fostering sustainable urban development and enhancing connectivity.

A significant feature of the Plan is the designation of 4,261.43 hectares as transit-oriented development (TOD) zones along the regional rapid transit system (RRTS) corridor, in addition to 636.61 hectares along two Metro corridors.

These TOD zones are intended to facilitate mixed-use development—residential, commercial, and industrial—promoting compact, walkable neighborhoods that are directly connected to mass transit. The Master Plan enlarges the development area to 32,017.81 hectares, reflecting a 27.56 percent increase from the 2021 plan, with an anticipated population of 6.47 million.

The distribution of land use comprises 12,869.32 hectares allocated for residential purposes, 744 hectares for commercial use, 3,531.15 hectares for industrial activities, 552.74 hectares for mixed-use, 6,032.44 hectares for recreational purposes, and 4,120.95 hectares for transport-related functions. Additionally, Special Development Areas of 510.56 hectares in Guldhar and 549.5 hectares in Duhai are proposed, featuring higher floor area ratios to facilitate vertical expansion.
