Bengaluru-based real estate developer Prestige Estates Projects has announced plans to launch two major residential projects in the Delhi-NCR region during the current fiscal year. The upcoming developments, located in Noida and Gurugram, are expected to generate an estimated revenue of approximately ₹6,800 crore, further strengthening the company’s presence in one of India’s most competitive housing markets.
The planned projects will together offer nearly 8 million square feet of developable area. The expansion follows the strong performance of Prestige Group’s debut residential project in the region, Prestige City Indirapuram, which reportedly achieved more than ₹9,500 crore in pre-sales within its first year of launch. Encouraged by this response, the company is looking to capitalize on the sustained demand for premium housing in Delhi-NCR.
According to Chairman Irfan Razack, the company remains highly optimistic about the region’s growth prospects. Prestige Group recorded sales bookings of around ₹10,000 crore in the NCR market during the previous fiscal year, highlighting the area’s significance in the company’s expansion strategy.
Beyond Delhi-NCR, Prestige Estates has an extensive launch pipeline valued at nearly ₹58,000 crore across multiple cities during the current fiscal. However, the actual pace of project launches will depend on obtaining timely regulatory approvals. Razack emphasized the importance of faster approvals, noting that real estate development contributes significantly to employment generation and broader economic growth.
The company also has ambitious sales targets for the year. After achieving record sales bookings of ₹30,024 crore in FY 2025-26, representing a 76 percent increase over the previous fiscal, Prestige Estates aims to reach sales bookings of ₹35,000–36,000 crore this year. Last fiscal alone, the developer launched approximately 32 million square feet of projects with a sales booking potential of ₹27,350 crore.
Financially, the company has reported strong growth. Its net profit more than doubled to ₹1,195.5 crore in FY 2025-26, while total income increased significantly to ₹13,195.5 crore.
As one of India’s leading real estate developers, Prestige Group has delivered 313 projects covering 206 million square feet and currently maintains a development pipeline of 128 projects spanning nearly 195 million square feet. The upcoming Noida and Gurugram launches are expected to further reinforce its growing footprint in the Delhi-NCR residential market.
