Tech Mahindra Leases 3.97 Lakh Sq Ft Office in Hyderabad

Tech Mahindra Limited has significantly expanded its presence in Hyderabad’s commercial real estate market by leasing nearly 3.97 lakh square feet of office space at Aparna Technopolis, located in the Kondapur area. The long-term deal, structured for a 10-year period, reflects the company’s continued reliance on India’s major IT hubs to support its global delivery and enterprise operations.

According to official lease documents, the agreement was executed on June 11, 2026, and will commence operations from September 10, 2026, continuing until December 9, 2035. The initial monthly rent for the transaction has been set at approximately ₹3.06 crore, translating to around ₹77 per square foot. Over the full tenure, the total rental commitment is estimated at nearly ₹410 crore, making it one of the notable large-scale office leasing deals in Hyderabad this year.

The leased space spans across the 12th to 15th floors of Blocks A and B of the development, which is part of a larger IT campus developed by Aparna IT Hub LLP. The lease is based on a warm-shell arrangement, meaning essential infrastructure such as power backup and air-conditioning up to air handling units has already been provided by the developer, enabling quicker operational readiness for the tenant.

In addition to the office space, Tech Mahindra has secured 400 dedicated car parking spaces as part of the agreement. The company has also deposited a security amount of ₹18.36 crore. The lease includes a 15% rent escalation clause every three years, which is a common feature in long-term commercial real estate contracts to account for inflation and rising market rates.

A notable aspect of the agreement is the Right of First Refusal granted to Tech Mahindra for the 18th floor of the building for the first 12 months. This provision ensures that the company will be offered priority leasing rights before the space is made available to other tenants, reflecting its strategic importance as a long-term occupant.

Aparna Technopolis itself is a large-scale IT park with an approximate leasable area of 18.25 lakh square feet, making it one of the prominent office destinations in Hyderabad’s fast-growing technology corridor. The region has seen strong demand from IT-BPM firms, global capability centers, and financial services companies, driven by talent availability and competitive rental pricing.
