Prestige Group Acquires 2.35-Acre Mulund Land Parcel

Prestige Group has acquired a 2.35-acre land parcel in Mulund (West), Mumbai, for ₹110.75 crore, expanding its development pipeline in one of India’s key real estate markets. The acquisition was completed through its subsidiary, Prestige Mulund Realty Pvt. Ltd., which purchased the property from Shamvik Glasstech Pvt. Ltd. and General Glass Company Pvt. Ltd.

According to property registration documents, the transaction was registered on July 16, 2026. Prestige Mulund Realty paid a stamp duty of ₹6.64 crore for the deal. The acquired property includes a 2.35-acre plot with an existing built-up structure measuring 4,638.06 sq. m., along with 28 car parking spaces.

The latest acquisition strengthens Prestige Group’s presence in the Mumbai Metropolitan Region (MMR), where the Bengaluru-based developer has been expanding through outright land purchases, redevelopment projects, and joint development agreements. Mumbai has emerged as one of the company’s major growth markets as it continues to diversify beyond its traditional stronghold in South India.

Mulund has become an attractive destination for real estate developers due to improving infrastructure and connectivity. The locality benefits from access to the Eastern Express Highway, upcoming Metro corridors, and limited availability of large land parcels suitable for development. Strong residential demand has also encouraged developers to increase their project pipelines in the suburb.

While Prestige Group has not disclosed its development plans for the newly acquired site, the purchase reflects the continued demand for strategically located land despite rising acquisition costs. Industry observers note that developers are actively securing land parcels to support future residential developments amid healthy housing sales across Mumbai.

Over the past year, Mumbai has witnessed an increase in land transactions as developers focus on replenishing their project pipelines through outright acquisitions, redevelopment opportunities, and joint ventures. Established suburban markets such as Mulund continue to attract interest due to their infrastructure upgrades and sustained homebuyer demand.
