Mumbai-based Oberoi Realty Ltd. has made a strong entry into the Delhi-NCR real estate market, recording gross bookings of approximately ₹8,109 crore from its newly launched luxury residential project, Three Sixty North, in Gurugram. The impressive response underscores robust demand for premium housing in the National Capital Region and marks a significant milestone in the company’s geographic expansion beyond its traditional Mumbai market.
The project, located on Golf Course Extension Road in Gurugram, was officially launched on June 29 and represents Oberoi Realty’s first residential development in the Delhi-NCR region. According to the company’s regulatory filing, it has already sold 13.52 lakh sq ft of RERA carpet area, equivalent to 23.10 lakh sq ft of saleable area, within days of the launch.
Spread across 14.8 acres, the development is being executed in two phases. The first phase comprises 832 luxury apartments across six residential towers. The homes have been launched at a base selling price of ₹35,000 per sq ft, with apartment prices starting from ₹18 crore, positioning the project firmly in the ultra-luxury housing segment.
Speaking during the launch, Chairman and Managing Director Vikas Oberoi expressed confidence in the company’s expansion into the NCR market, stating that the overwhelming response demonstrates the strength and acceptance of the Oberoi Realty brand beyond Mumbai. He noted that the company believes its premium residential offerings are well suited to the evolving preferences of luxury homebuyers in Delhi-NCR.
The entire project carries an estimated development cost of around ₹6,000 crore, while the combined revenue potential from both phases is projected at ₹16,000 crore, making it one of the largest luxury residential developments currently underway in the region.
Oberoi Realty has established itself as one of India’s leading premium real estate developers, with a portfolio spanning residential, commercial, retail and hospitality projects. Since inception, the company has delivered 51 projects covering approximately 17.3 million sq ft, while over 34 million sq ft is currently under various stages of construction.
