NDR InvIT to raise Rs 726.8-cr to expand warehousing portfolio

NDR InvIT, the first perpetual warehousing and industrial parks Infrastructure Investment Trust in India, intends to raise approximately Rs 726.8 crore to enhance its growth in the logistics and warehousing sector.

The capital will be raised through a preferential issue as part of a comprehensive strategy aimed at funding acquisitions, scaling operations, and reinforcing its status as a premier warehousing infrastructure platform.

This initiative is in response to the robust demand for organized logistics assets, which is being fueled by the growth of e-commerce, manufacturing advancements, and the enhancement of supply chain infrastructure throughout India. In recent months, NDR InvIT has been actively broadening its portfolio. It has acquired two Grade-A operational warehouses located in Kochi and Coimbatore for around Rs 260 crore, thereby adding nearly 0.79 million sq. ft. of leasable space.

Consequently, its total operational footprint has expanded to approximately 22.96 million sq. ft. across various cities. Earlier in March, the trust successfully raised Rs 410 crore through bond issuances, backed by institutional investors such as the International Finance Corporation (IFC) and India Infrastructure Finance Company (IIFCL), with the proceeds allocated for further acquisitions.

The recent fundraising is anticipated to enable NDR InvIT to penetrate key logistics corridors and underserved markets, capitalizing on the increasing demand for modern Grade-A warehousing infrastructure and the potential for stable rental income growth.
