LIT urges property owners to avail of one-time settlement schemes

Officials from the Ludhiana Improvement Trust (LIT) have encouraged residents to take advantage of the one-time settlement schemes designed to alleviate the burden of non-construction fees and outstanding dues related to property allotments. In a press release issued on Thursday, LIT Chairman Tarsem Bhinder announced that the local bodies department has introduced two one-time relaxation policies aimed at allottees, property transferees, and owners of properties within LIT’s development schemes.

The non-construction fee policy offers a 50% reduction on the total non-construction fee (including principal and interest) owed by allottees of properties under the trust’s development schemes, applicable to those who have held their allotment for less than 15 years or more than 15 years. For those with dues exceeding 15 years, the non-construction fee is set at 5% of the applicable reserve rate.

Additionally, senior citizens, women, and legal heirs of deceased Armed or Paramilitary Forces personnel are entitled to an extra 25% discount on the aforementioned non-construction fee reduction. Following the government’s exemption under the one-time relaxation policy for non-construction fees, allottees are required to pay the specified amount and obtain approval for their construction plans by December 31. Furthermore, the one-time settlement for pending dues applies only to those allottees who have made an initial payment of one-fourth of the total amount after property allotment.

Consequently, allottees can regularize their properties by paying the remaining balance at the applicable simple interest rate, along with restaurant charges set at 2.5% of the reserve rate for the fiscal year 2025-26, with complete exemption from penalties or penal interest.

Bhinder stated that individuals who have been allotted, transferred, or own properties under the trust’s development schemes may benefit from the government’s one-time relaxation policy concerning the non-construction fee (NCF) by submitting a request either in person or via email to the trust office by July 31. For further inquiries, individuals are welcome to visit the LIT office on any business day to obtain additional information.
