Accenture has leased more than 10 lakh square feet of office space in Hyderabad, marking one of the significant commercial real estate transactions in India this year. The deal highlights the continued strength of the country’s office market and the growing demand for large-scale workspaces from multinational companies expanding their Global Capability Centre (GCC) operations.

According to property data analytics firm CRE Matrix, Accenture Solutions Pvt Ltd has signed a 10-year lease agreement with Aparna IT Hub LLP for approximately 10.16 lakh sq ft of office space at the Aparna Technopolis development in Kondapur, Hyderabad. The lease deed was registered on June 10, 2026.

The leased premises comprise a chargeable area of 10,16,912 sq ft, while the carpet area is estimated at around 7.57 lakh sq ft. The office space has been taken in a warm shell condition and will be occupied in two phases. The first phase of the lease commenced in April 2026, with rental payments scheduled to begin from December 16, 2026. The second phase started in September 2026, while rent payments for this portion will commence from February 1, 2027.

The agreement reflects a substantial long-term commitment by Accenture to expand its operations in Hyderabad, one of India’s leading technology and business hubs. The rental rate for office space has been fixed at ₹74 per sq ft, while cafeteria space will be charged at ₹37 per sq ft.

For the first phase, the monthly rental outflow will start at approximately ₹3.53 crore and is expected to rise to nearly ₹5.14 crore by FY2035-36 due to periodic escalations. The second phase will begin with a monthly rent of around ₹3.69 crore, increasing to approximately ₹5.37 crore by the end of the lease period. Combined, the initial monthly rental commitment exceeds ₹7 crore.

The transaction comes at a time when India’s office market continues to witness strong leasing activity, particularly from multinational corporations establishing or expanding GCCs. Cities such as Hyderabad, Bengaluru, Pune, Chennai, and Mumbai have emerged as preferred destinations due to their skilled workforce, robust infrastructure, and competitive operating costs.

Hyderabad has especially strengthened its position as a leading office market, attracting global technology firms, consulting companies, and financial institutions. Large office leasing deals such as Accenture’s underscore the city’s growing importance in the global corporate real estate landscape.
