Kolte-Patil Adds ₹6,000 Crore MMR Redevelopment Projects

Kolte-Patil Developers Ltd. has strengthened its presence in the Mumbai Metropolitan Region (MMR) by adding six new society redevelopment projects with a combined estimated revenue potential of ₹6,000 crore. The expansion marks the company’s largest annual business development addition in the region and reinforces its long-term strategy of growing through redevelopment opportunities in high-demand urban locations.

The Pune-headquartered real estate developer announced that the projects are located in Santacruz West, Andheri West (Lokhandwala), Oshiwara, Versova, Ghatkopar East and Vashi. According to the company, all six developments are expected to be launched over the next six to twelve months, subject to obtaining the necessary regulatory approvals.

In its regulatory filing, the company stated that the new additions expand its footprint across Mumbai’s western suburbs, central suburbs and Navi Mumbai. The projects are expected to strengthen its development pipeline while focusing on locations with strong demand and long-term value potential. Kolte-Patil said it will continue to evaluate opportunities across different development models based on the characteristics and growth prospects of individual micro-markets.

Commenting on the expansion, Rajesh Patil, Managing Director, Kolte-Patil Developers Ltd., said the company is entering a new phase of growth in the Mumbai Metropolitan Region. He noted that the six projects, with an estimated gross development value (GDV) of around ₹6,000 crore, significantly strengthen the company’s project pipeline and support its objective of building a larger presence in Mumbai. He also said the company intends to scale its business through larger redevelopment opportunities and a balanced portfolio of residential projects following its strategic partnership with Blackstone.

Kolte-Patil entered the Mumbai Metropolitan Region in 2013, focusing primarily on society redevelopment projects that require relatively lower capital investment compared to greenfield developments. Since then, the company has signed 20 redevelopment projects, including six completed developments, four ongoing projects and ten future projects across prime locations in Mumbai.

The company’s expansion follows a significant milestone achieved in FY26 when Blackstone acquired a 40% stake in Kolte-Patil through a two-phase transaction involving a preferential allotment of equity shares and the purchase of promoter holdings. The partnership is expected to support the developer’s growth strategy across key residential markets.

With these six redevelopment projects, Kolte-Patil is further strengthening its position in one of India’s most competitive real estate markets. The projects are expected to contribute substantially to the company’s future revenues while supporting the redevelopment of ageing housing societies across the Mumbai Metropolitan Region.
