The Telangana Industrial Infrastructure Corporation (TGIIC) has sold a 5.25-acre land parcel in Hyderabad’s Raidurg for ₹1,386 crore through an e-auction, setting a new benchmark for land prices in the city’s commercial corridor. The transaction was concluded at ₹264 crore per acre, according to a statement issued by the state-run infrastructure body on August 21, 2026.
The final bid represents a 50.9% premium over the reserve price of ₹175 crore per acre fixed for the parcel. Based on the final bid, the total consideration for the 5.25-acre property reached ₹1,386 crore. The transaction highlights the level of demand for strategically located commercial land in Raidurg, which forms part of Hyderabad’s major IT and business corridor.
The latest auction also surpassed the previous land price recorded in Raidurg. TGIIC’s earlier auction in the area, held in May 2026, fetched ₹237 crore per acre. The latest transaction is therefore ₹27 crore per acre higher than the previous benchmark, indicating continued competition for development land in the area.
Land values in Raidurg have increased substantially over the past year. In October 2025, a 7.67-acre plot in Hyderabad’s IT corridor was auctioned by the state government for ₹1,358 crore, at ₹177 crore per acre. The latest transaction at ₹264 crore per acre marks a significant increase from that earlier benchmark.
The auction was conducted through the MSTC e-Auction platform, with JLL appointed as the exclusive transaction adviser. According to TGIIC, the process was structured to provide transparency and enable competitive participation from leading national developers.
K. Shashanka, IAS, Vice Chairman and Managing Director of TGIIC, said the outcome reflected the confidence of the developer community in Telangana’s future. He also pointed to the participation and competitive bidding during the auction as indicators of the market’s view of Hyderabad’s development prospects.
Raidurg’s location within Hyderabad’s IT corridor has contributed to its growing importance in the commercial real estate market. The area has connectivity to HITEC City and has become a location for commercial developments. Government officials said the strategic location has helped position the land parcels as suitable for large-scale commercial projects.
The rise in land prices is also taking place alongside continued commercial real estate activity in Hyderabad. Demand for office space, technology-related developments and other commercial projects has supported interest in locations connected to established business districts. The Raidurg corridor benefits from its proximity to HITEC City, making it relevant to companies and developers seeking locations within Hyderabad’s established IT belt.
The latest auction provides another indication of the pricing developers are willing to consider for land in established commercial locations. At ₹264 crore per acre, the transaction has established a new price reference for Raidurg and surpassed the ₹237 crore per acre achieved only a few months earlier.
For TGIIC, the sale generates ₹1,386 crore from a single 5.25-acre parcel while demonstrating the value of government land positioned within a major commercial corridor. For Hyderabad’s real estate market, the transaction adds to a series of high-value land deals that have raised the price benchmarks for strategically located development parcels.
The Raidurg auction therefore stands out not only because of its total transaction value but also because of the sharp premium achieved over the reserve price and the increase over previous auction results. The ₹264 crore-per-acre price provides a fresh benchmark for future transactions involving commercial land in Hyderabad’s key business districts.
