NBCC to execute ₹480 crore phase-I of Marine Eco City project

NBCC (India) is set to undertake the initial phase of the Marine Eco City project located at Marine Drive in Kochi, serving as the project management consultant (PMC) for the Kerala State Housing Board (KSHB). The estimated cost for this first phase is approximately ₹480 crore.

The Marine Eco City project will be constructed on 17.9 acres of waterfront property adjacent to the BPCL housing complex at Marine Drive. It is designed as a mixed-use development that will integrate residential, commercial, and hospitality elements. NBCC will carry out the project on an engineering, procurement, and construction (EPC) basis.

Phase I will cover an area of 3.16 acres and will feature a residential-cum-commercial tower comprising 152 apartments, along with retail and office spaces. The total built-up area for this phase is projected to be around 85,733 square meters (approximately 9.22 lakh square feet), which will include parking facilities. The project is planned to be executed in three phases. Phases II and III will utilize the remaining 14.74 acres of land. Phase II will feature a five-star hotel with 105 rooms and a convention center. Phase III will consist of six residential towers, offering a total of 952 apartments, which includes 538 three-bedroom units and 414 four-bedroom units.

These will be distributed across buildings that include a lower ground floor, a ground floor, and 28 upper floors. The total built-up area for Phases II and III is estimated to be around 44.2 lakh square feet, inclusive of parking facilities.

In 2023, NBCC and the Kerala State Housing Board formalized their collaboration by signing a memorandum of understanding for this project. The development aims to optimize the land parcel through a mixed-use urban initiative while enhancing residential and hospitality capacity in Kochi.
