The Yamuna Expressway Industrial Development Authority (YEIDA) is preparing to introduce two new residential plot schemes in October, coinciding with the Navratri festival. The proposed schemes aim to cater to both economically weaker sections and the general public while ensuring wider participation through revised eligibility criteria.
According to YEIDA officials, one scheme will be exclusively for the low-income group, offering residential plots measuring 40 square metres. The second scheme will target the general category, with plot sizes ranging from 162 sq m to 300 sq m. The plots will be located in Sector 5-A, close to the Noida International Airport, an area that has witnessed significant real estate interest following the airport’s operational launch.
To provide opportunities for new buyers, YEIDA plans to introduce a fresh eligibility condition. Applicants who have already been allotted residential plots under any previous scheme of YEIDA, Noida Authority, or Greater Noida Authority will not be eligible to participate in the upcoming allotment. The authority believes this move will help first-time applicants secure residential plots.
Shailendra Bhatia, Additional CEO of YEIDA, said that the authority is finalising the scheme’s details, including the total number of plots to be offered. The current residential allotment rate in the Yamuna Authority area stands at ₹36,260 per square metre.
The upcoming schemes follow the strong response received for YEIDA’s residential plot allotment announced earlier this year. In June 2026, the authority allotted 973 residential plots through a draw of lots near the Noida International Airport. The scheme, launched in April, attracted 1,10,034 valid applications, reflecting the growing demand for residential land in the region.
Real estate activity in the Yamuna Expressway region has accelerated following the commencement of operations at Noida International Airport. Passenger flight services began on June 15, while the cargo terminal became operational on June 17, improving regional connectivity and strengthening investor confidence.
Industry observers believe the airport, combined with planned industrial, logistics, and commercial developments, is transforming the Yamuna Expressway corridor into a major residential and investment destination. Improved transport infrastructure, employment opportunities, and future urban development are expected to continue driving housing demand in the area.
With the launch of the new residential plot schemes, YEIDA aims to meet the growing interest from both end-users and investors while expanding planned urban development around the Noida International Airport. The authority is expected to announce the final details, including the number of plots, application schedule, and allotment process, closer to the scheme’s launch in October.
