The Yamuna Expressway Industrial Development Authority (YEIDA) has launched separate plot schemes for group housing and hotels near Noida International Airport, with 10 plots being offered under each category.
The schemes have been introduced in anticipation of growing demand for residential and hospitality projects following the operationalisation of Noida International Airport. According to YEIDA officials cited by Hindustan Times, the airport became operational in June, prompting increased interest in residential and hotel plots in the surrounding area.
Group Housing Plots Across Four Sectors
YEIDA is offering 10 group housing plots across Sectors 17, 18, 20 and 22D. Plot sizes range from 11,513 sq m to 50,600 sq m.
Sector 17 has four plots measuring 12,141 sq m, 20,335 sq m and 11,513 sq m each for two plots. Sector 18 has one plot measuring 20,720 sq m, while Sector 20 has one plot measuring 25,000 sq m.
Four additional plots are located in Sector 22D. These include one plot measuring 27,925 sq m, two plots of 45,700 sq m each and the largest plot measuring 50,600 sq m.
The allotment rate for group housing plots has been fixed at ₹52,500 per sq m. Based on this rate, the largest 50,600 sq m plot has a reserve price of ₹265 crore.
Application and E-Auction Schedule
The registration process for the group housing scheme began on September 25. Applicants are required to pay a processing fee of ₹5 lakh per plot, along with an earnest money deposit equivalent to 10% of the plot value.
The deadline for submitting applications is October 26 at 5 pm. YEIDA will publish the names of qualifying bidders on November 16, followed by the e-auction from 11 am on November 18.
10 Hotel Plots on Offer
YEIDA has also introduced a separate scheme for 10 hotel plots near the airport. Six plots are located in Sector 29 and four in Sector 28, with plot sizes ranging from 3,100 sq m to 10,000 sq m.
The reserve price for hotel plots has been fixed at ₹87,010 per sq m. At this rate, a 10,000 sq m plot carries a reserve price of about ₹91 crore.
Applications for the hotel plots can be submitted until October 24. The list of qualified bidders will be released on November 2, while the e-auction is scheduled for November 4 at 11 am.
Successful bidders will have to deposit 10% of the plot value as earnest money. A further 40% of the total premium, after adjusting the earnest money already deposited, must be paid within 60 days of the allotment letter.
The remaining 60% will be payable over two years in four half-yearly instalments.
Additional Charges and Lease Terms
YEIDA has specified additional charges for certain plot locations. A 5% additional charge will apply to a corner plot, a plot facing a green belt and a roadside plot facing a road measuring 45 metres or more.
The plots will be allotted on a 90-year leasehold basis, starting from the execution of the lease deed.
According to YEIDA officials, there is no general height limit for hotel buildings under the building regulations. However, because Sectors 28 and 29 are located close to Noida International Airport, the permissible building height is approximately 29 metres.
