Hyderabad-based Vamsiram Builders has secured a 5.38-acre land plot in Raidurg, Knowledge City, for ₹1,447 crore in a Telangana State Industrial Infrastructure Corporation (TGIIC) auction. The transaction achieved a bid price of approximately ₹269 crore per acre, surpassing the record set in an earlier auction held just days ago.
The latest auction continues a series of high-value land transactions in Raidurg, one of Hyderabad’s major commercial and business locations. The bid represents a 52% premium over the reserve price of ₹175 crore per acre, according to information provided by government officials.
Vamsiram Builders’ winning bid has added ₹1,447 crore to the state exchequer from the 5.38-acre parcel. The transaction comes after another major auction held in the same area on August 21, when MSN Realty acquired 5.25 acres at a price of ₹264 crore per acre. That auction generated approximately ₹1,386 crore.
Together, the two land auctions conducted during August generated ₹2,833 crore for the state from a total land area of 10.63 acres. The average price achieved across the two auctions was around ₹266 crore per acre, reflecting continued developer interest in the Raidurg and Knowledge City area.
Before the recent auctions, the highest price recorded for land in Knowledge City was ₹237 crore per acre. That transaction was completed in May 2026. The latest auctions have therefore pushed land values to new levels within a short period.
TGIIC officials attributed the price discovery partly to the auction strategy adopted for the available parcels. Rather than placing all the available land on the market simultaneously, the agency conducted auctions in phases. Officials said this approach helped generate competition among bidders and contributed to higher bids in successive auctions.
The state government has also received the first 25% instalment from the previous auction, according to TGIIC officials.
K Shashanka, vice-chairman and managing director of TGIIC, said the outcome reflects investor confidence in Hyderabad and Telangana. He described the latest auction as an endorsement of Raidurg’s position as a business and investment destination.
The high bid values also highlight the growing importance of well-connected commercial locations in Hyderabad. Raidurg and Knowledge City are located close to established business districts and technology hubs, making land in the area important for developers and companies planning future projects.
The successive auctions have drawn attention because of the sharp increase in the price achieved per acre. From the ₹237 crore per acre benchmark recorded in May, the rate increased to ₹264 crore per acre in the August 21 auction and further to ₹269 crore per acre in the latest sale.
The two transactions collectively demonstrate the continued demand for large development parcels in Hyderabad’s commercial market. The latest auction is likely to be closely watched by developers, investors and government agencies as they assess land values and future development opportunities in the city.
