Mumbai-based Oberoi Realty has made its long-awaited entry into the Delhi-NCR real estate market with the launch of Three Sixty North, an ultra-luxury residential development in Gurugram. The project marks a significant milestone in the company’s expansion strategy beyond the Mumbai Metropolitan Region (MMR) and reflects its ambition to strengthen its presence in India’s premium housing segment.
Located on Golf Course Extension Road in Sector 58, Gurugram, the project is being developed with an estimated investment of ₹6,000 crore across two phases. Inspired by Oberoi Realty’s flagship luxury development, Three Sixty West in Mumbai, the new project aims to cater to high-net-worth individuals, entrepreneurs, business leaders, and global Indians seeking premium residences in one of the country’s fastest-growing luxury housing markets.
According to Oberoi Realty Chairman and Managing Director Vikas Oberoi, the combined revenue potential of the two-phase project is estimated at approximately ₹16,000 crore. The development will offer a total saleable area of nearly 4.5 million square feet, making it one of the largest luxury residential launches in Gurugram in recent years.
The company has launched the first phase at a base selling price of ₹35,000 per square foot, highlighting the growing demand for premium residences in the Delhi-NCR market.
Luxury Homes Starting at ₹18 Crore
The first phase comprises 432 residences spread across six residential towers, while the master plan includes a total of seven towers. Homebuyers can choose from a range of spacious residences, including 3 BHK with studio, 4 BHK with studio, duplex apartments, and luxury penthouses.
The apartments have saleable areas ranging from approximately 5,500 square feet to over 13,000 square feet, with penthouses extending to nearly 13,000 square feet. Prices begin at ₹18 crore, excluding applicable taxes, positioning the project firmly within India’s ultra-luxury residential segment.

Designed as an integrated luxury community, Three Sixty North will feature landscaped gardens, expansive open spaces, and a state-of-the-art clubhouse known as Club Three Sixty North. The clubhouse will include wellness facilities, fitness centres, recreational amenities, and social spaces designed to offer residents a premium lifestyle experience.
A key highlight of the project is the Boulevard, a high-street retail destination featuring curated shopping outlets, cafés, restaurants, and landscaped plazas. The mixed-use concept is intended to provide residents with convenience, leisure, and entertainment within the development itself.
Speaking about the launch, Vikas Oberoi described the company’s entry into the NCR market as a major milestone in its growth journey. He said Oberoi Realty has spent more than four decades creating landmark residential and commercial developments across Mumbai and now intends to bring the same focus on design excellence, construction quality, and customer experience to Gurugram.
