The Noida Authority will begin land acquisition for the Dadri-Noida-Ghaziabad Investment Region (DNGIR), commonly known as New Noida, in August, marking the next stage in the development of the proposed smart city and industrial hub. The acquisition process will initially cover 37 villages, including 13 in Gautam Budh Nagar and 24 in Bulandshahr.
Officials said revenue staff, including lekhpals, will undertake detailed field surveys to verify land ownership records, co-ownership details, inheritance claims, and existing land use. Physical verification will also document boundaries, agricultural activity, structures, roads, and other assets before acquisition proceedings move forward.
According to Noida Authority officials, the survey and acquisition process is expected to commence within the next week, with additional revenue officers being appointed to accelerate the exercise.
Spread across 209 sq km covering 84 villages, New Noida was notified in October 2024 as a long-term urban expansion project aimed at easing development pressure on Noida while creating a major industrial and economic corridor. The project is strategically linked to the Delhi-Mumbai Industrial Corridor (DMIC) and the Western Dedicated Freight Corridor, strengthening connectivity with the National Capital Region and key industrial centres.
Earlier this year, the Noida Authority fixed the land acquisition compensation at ₹4,300 per sq m, aligning it with the revised rates adopted by the Yamuna Authority for areas surrounding the Noida International Airport project.
Infrastructure development will begin after land acquisition is completed. The master plan includes the construction of roads, drainage networks, sewage systems, power infrastructure, and water supply pipelines before industrial and commercial plots are allotted. Nearly 40% of the total project area has been earmarked for industrial development, reflecting the region’s focus on manufacturing, logistics, and allied industries.
The development has been planned in four phases. The first phase will cover 3,165 hectares and is targeted for completion by 2027. Subsequent phases will add 3,798 hectares by 2032, 5,908 hectares by 2037, and 8,230 hectares by 2041, creating one of the largest planned urban-industrial regions in northern India.
Once completed, New Noida is expected to emerge as a key growth centre supporting industrial expansion, logistics infrastructure, employment generation, and planned urban development in the NCR.
