Pune’s real estate market has witnessed a record-breaking performance in the month of March, marking the highest monthly figures for both registrations and stamp duty revenue collections since 2022, supported by robust and high-value transactions.
The city registered more than 24,430 property transactions, reflecting a 10% increase from the previous year, and generated Rs 924 crore in stamp duty, which is a 12.4% rise. When compared to the prior month, property registrations rose by 28%, and stamp duty collections increased by 30%. This growth is attributed to stable economic conditions, ongoing infrastructure development, and strong homebuyer confidence.
The real estate sector in Pune has exhibited significant growth in March 2025, fueled by strong demand from end-users, appealing affordability, and a supportive business environment. The rising inclination towards larger residences highlights consumer preferences for lifestyle enhancements and long-term investment value.
According to Shishir Baijal, CMD of Knight Frank India, the sustained growth trajectory of the city’s residential market is promising, bolstered by ongoing urban development and substantial infrastructure improvements. Year-on-year, Pune’s residential sector saw a 7% rise in revenue for the first quarter ending in March.
The recent decline in interest rates further enhances the market outlook, motivating both first-time buyers and those looking to upgrade. The appetite for larger apartments remains robust, underscoring the demand for spacious living in the post-pandemic landscape, with the proportion of units over 800 sq ft increasing to 29% in March 2025 from 24% in March 2024.
In March 2025, Central Pune, encompassing Haveli Taluka, Pune Municipal Corporation (PMC), and Pimpri Chinchwad Municipal Corporation (PCMC), dominated residential transactions, representing 76% of the market share. West Pune, which includes Mawal, Mulshi, and Velhe, accounted for the second-largest share at 12%, while North, South, and East Pune collectively made up 11% of transactions during the same timeframe.
