MUDA recovers six acres of land worth Rs 120 crore in Vijayanagar

About 20 sites of 30x40 dimension can be developed in every acre and every site could fetch approximately nearly Rs 1 crore. On average, Muda would get Rs 25 crore for every developed acre.

Mysuru Urban Development Authority (MUDA) took possession of six acres of prime land in Vijayanagar locality, on Wednesday. The market value of the property is above Rs 6,000 per square feet and the recovered land is worth Rs 120 crore.

Muda, struggling to develop new layouts in the land locked urban Mysuru, can definitely earn good revenue from the recovered land.

About 20 sites of 30×40 dimension can be developed in every acre and every site could fetch approximately nearly Rs 1 crore. On average, Muda would get Rs 25 crore for every developed acre. In all, Muda has acquired six acres and 13 guntas as one large piece.

The property is currently located in the Vijayanagar water tank and comes under Hinkal survey number 264, said Muda authorities.

A release from the Muda office claimed that the said property was acquired in 1984 for the development of Vijayanagar layout. The land then belonged to one Venkatasubbaiah, son of Krishnaiah. But according to government records, the land was notified as ‘beelu’ due to non-payment of tax. Then the authority had awarded Rs 98,670 for the said land and had sought the deputy commissioner to hand over the land.

In the meantime, two petitioners had approached the tahsildar in 1991 requesting the authorities to restore the land to them. They did not have any khata to claim ownership of the property. The then tahsildar had rejected their petition. Between 1990 and 2014, there were multiple correspondences between revenue and Muda offices about the property. According to residents of Vijayanagar III stage, a petition was filed in court as a person was cultivating the land causing inconvenience to provide basic civic amenities in the area.

The sub-divisional assistant commissioner court had in 2011 passed an order and changed the land from ‘beelu’ and ordered to make khatha in the names of the children of the original owner of the property. Subsequently, they approached the High Court seeking to quash land acquisition notification of Muda in 2002 but two years later, the petition was dismissed. Now Muda took possession of the land after clearing the illegal dwellers on Wednesday.

Muda commissioner DB Natesh told TOI that the property is situated near Vijayanagar water tank, which is a prime location. There was a delay in taking possession of the land that Muda had acquired for the development of the Vijayanagar Layout. Muda will now develop sites. The value of the land is Rs 120 crores,” he said.

An activist said Muda had to develop sites and distribute them to the public and cannot use the said land for any other purpose.
