Subash Ghai, in collaboration with Crest Ventures and Mukta Arts, has leased a commercial property situated in Andheri West, Mumbai, for an initial monthly rent of ā¹3.38 lakh. This commercial property is part of Crest Mukta and encompasses a built-up area of 7,500 sq ft (697 sq meters).
The rental agreement, which has been registered with a stamp duty of ā¹57,500 and registration fees of ā¹1,000, includes a security deposit amounting to ā¹24.66 lakh, as per the documents from the Inspector General of Registration (IGR) that were examined by Square Yards. The transaction was officially recorded in July 2025.
The lease duration is set for 60 months (five years). The agreed monthly rent begins at ā¹3.38 lakh in the first year and increases to ā¹4.11 lakh in the final year. According to an analysis by Square Yards, the rent rises by nearly 5% each year throughout the lease period. The total rental value over the entire term is estimated to be approximately ā¹2.24 crore. Subhash Ghai, along with his spouse Mukta Ghai, acquired an apartment valued at ā¹24 crore in Bandra West in February 2025.
