Residents will soon have the opportunity to acquire digitally signed online property valuation reports from a portal available on the official IGR website, thereby eliminating the necessity to wait in line at registration offices.

Officials from the registration and stamps department indicated that the portal would offer indicative market valuations of properties based on the current Annual Statement of Rates (ASR). This feature will assist both buyers and sellers in understanding property values and registration fees beforehand.

According to an official, the facility aims to enhance transparency, convenience, and accessibility for all stakeholders involved in property transactions. A senior official from the registration department mentioned that the property valuation portal has been created as a citizen-focused initiative to facilitate access to ASR-based property valuations.

“Individuals will be able to verify the indicative market value of properties online and plan their transactions ahead of time,” he stated. Users will be able to log into the portal using their mobile phone numbers.

They will then need to select valuation categories such as urban, rural, or influence areas. Additionally, users must provide details including district, taluka, village or city, CTS (city title survey) or survey number, property usage, construction type, age of the property, and road connectivity. Subsequently, the system will produce an estimated market value for the specified property.

The portal will enable users to view, download, and print valuation reports. In the subsequent phase, the department intends to implement verification by the relevant sub-registrar, after which the valuation report will be digitally signed and sent via email to the applicants. Another official remarked that digitally signed valuation reports, following verification, would enhance the property registration ecosystem and decrease foot traffic at registration offices concerning valuation-related inquiries.

Property stakeholders expressed their approval of the initiative. Amit Kulkarni from Pune remarked, “Accessing valuation details online will conserve time and lessen the necessity of visiting registration offices repeatedly. It will assist buyers in comprehending costs beforehand.” A property dealer commented, “Numerous buyers find it challenging to grasp ASR and valuation computations. A digitally signed valuation report available online will enhance transparency and simplify the process.
