Lotus Groups Builders booked for cheating of Rs 30 lakh in residential project

In March 2020, Parkash received a call from Lotus Groups Builders and he was told that they had started a residential project —Lotus Mother Blessings — in Sohna’s Ghamroj village.

Case has been filed against a developer for allegedly cheating them of Rs 30 lakh on the pretext of selling them a plot in a residential project in Sohna. The builder allegedly lured the couple through an online advertisement.

Shashi Parkash and his wife wanted to build a house in Gurgaon and while looking for properties on the internet, they came across Lotus Dream Project and Developers.

In March 2020, Parkash received a call from Lotus Groups Builders and he was told that they had started a residential project —Lotus Mother Blessings — in Sohna’s Ghamroj village. The caller also informed Parkash that the project had all necessary approvals from the government and shared documents related to the same.

After finalising a deal, Parkash transferred a token amount and booked two plots of 250 square yard each.

On March 16, Parkash visited Gurgaon and he was taken to the site. After that he paid Rs 6 lakh and signed agreement papers. Prakash wanted to complete the registration process but was informed that Rajan Singh, the director of Lotus Group, had gone to Lucknow for a few days.

“As Covid cases were rising, I did not wait and returned to Maharashtra,” he said. In July, he came back to Gurgaon and made further payments, including stamp duty charges. This time, he was told that the registration process had been suspended by the government. After making a total payment of Rs 30 lakh, he again came to Gurgaon in August and when Parkash contacted the builder, he could not be reached.

Later, Parkash got to know that the project had not been approved by the government. “Initially, the builder agreed to refund the amount but refused after a few weeks,”he said.

The director of Lotus Group could not be reached for his comment. An FIR has been lodged under sections 420 (cheating), 476 (forgery) and other sections of IPC at Badhshapur police station.
