On Saturday, hundreds of dissatisfied home buyers organized a silent protest against the excessive delays in the delivery of flats by the Shapoorji Pallonji Group, as well as the numerous extensions granted to the builder by the Karnataka Real Estate Regulatory Authority (KRERA).
The home buyers expressed that they were expected to receive their flats in Parkwest Magnolia Tower 5 and 6 well before 2021; however, the onset of COVID-19 allowed the builder to secure an extension from KRERA.
The home buyers indicated that KRERA compelled them to sign settlement agreements to receive their flats by September 2024, yet the builder has not fulfilled their obligation to deliver the flats, despite the fact that the buyers have already paid 90 percent of the total cost. “We have been waiting for over six years to obtain the flats for which we have paid 90 percent of the total amount. We approached the authorities of the Shapoorji Pallonji Parkwest project, but no action has been taken to hasten the construction process,” stated Suraj Shanbhag, one of the home buyers.
Chetan Ostwal, another home buyer, voiced his concerns regarding the delay, noting that he paid 90 percent of the amount in 2018, with the expectation that the builder would hand over the flat to him by April 2022. “I made the payment to the builder when my children were three to four years old. My intention was to ensure that my children could enjoy the amenities available at Magnolia.
I am dissatisfied with the builder due to the delay in completing Tower 6 and delivering the flats to the home buyers,” Ostwal remarked. Piyush Mehta, another home buyer, demanded that the builder expedite the construction of Towers 5 and 6. He mentioned that he reserved a flat in Tower 6 in 2016, with the expectation of receiving it in 2020. “I have yet to receive the flat to this day. KRERA has granted three extensions to the builder, but the construction remains unfinished. I have been renting a flat in the adjacent tower and paying rent for six and a half years. I have met with the project manager, but to no avail,” Mehta concluded.
He said that home buyers wanted the builder to garner sufficient money to complete the pending work.The home buyers said that they plan to organise a hunger strike on June 21 regarding their long-pending demands.
A spokesperson for Shapoorji Pallonji Real Estate remarked, “We recognize the issues raised by the customers of Tower 5 and Tower 6 at Parkwest. We comprehend their concerns and assure all parties involved that we are entirely dedicated to the completion and delivery of their residences.” The spokesperson mentioned that they have collaborated with resident representatives and have established a structured funding plan to achieve the targeted completion date.
