Hiranandani, Krisala Announce Luxury Township in Nagpur

by Constro Facilitator

Hiranandani Communities and Krisala Developers have partnered to develop a 97-acre golf course township on the outskirts of Nagpur, with an estimated revenue potential of ₹2,100 crore. The project marks the companies’ entry into Nagpur’s real estate market and will include luxury villas, townhouses and residential plots across a planned development spanning approximately 2.1 million sq ft.

The township is located near Nagpur’s Ring Road and the Samruddhi Mahamarg, a 700-km expressway connecting Mumbai and Nagpur. The developers expect the project to attract high-net-worth individuals (HNIs) and ultra-high-net-worth individuals (UHNIs) seeking premium residential properties and lifestyle amenities.

According to the companies, the development will feature a 16-acre, nine-hole golf course and two clubhouses with a combined area of 42,000 sq ft. The golf course is planned as a key feature of the township, alongside 51 ultra-luxury residential plots intended for buyers looking to invest in Nagpur’s long-term growth.

The project is currently in the planning stage. The partners are working to secure the necessary approvals before applying for registration under the Real Estate (Regulation and Development) Act (RERA).

Five-Year Development Timeline Planned

Niranjan Hiranandani, Chief Managing Director of Hiranandani Communities, said the Nagpur project would be developed in partnership with Krisala Developers under Eleva, the company’s development management platform. The project is expected to support employment generation, investment and the development of social infrastructure in the region.

The developers have planned a three-year timeline for the first phase, with the overall township expected to be completed within five years. The project’s progress will depend on the completion of planning activities, regulatory approvals and subsequent development work.

Hiranandani said the company would continue to pursue a diversified expansion strategy through integrated townships, redevelopment projects, joint development agreements and joint ventures. He indicated that different markets require different development approaches, with the company seeking to align its projects with local demand and growth prospects.

For Krisala Developers, the Nagpur project is part of its strategy to expand beyond its existing markets and establish a presence in locations with long-term development potential.

Aakash Agarwal, Managing Director of Krisala Developers, said the company’s growth strategy focused on building a real estate portfolio across markets while responding to changing homebuyer preferences. He added that the premium and luxury housing segments offered opportunities to develop projects centred on design, quality and lifestyle requirements.

Second Township Partnership Between the Developers

The Nagpur development is the second township project announced by Hiranandani Communities and Krisala Developers. In February 2025, the companies announced plans for a 105-acre integrated township near Pune, with an estimated project value of ₹7,000 crore.

That development is planned to include luxury villas, branded residences and luxury apartments. The partnership reflects the developers’ approach of entering markets through large-scale residential developments in collaboration with local or established development partners.

The Nagpur project adds another location to this strategy, with the companies targeting demand for premium housing beyond established metropolitan markets. Its proposed mix of villas, townhouses, plots and leisure facilities positions the township towards buyers seeking larger residential formats and access to recreational amenities.

The project’s location near the Ring Road and Samruddhi Mahamarg is expected to support connectivity with Nagpur and other parts of Maharashtra. However, its execution will depend on obtaining approvals and completing the planned development within the proposed timeline.

With a projected revenue potential of ₹2,100 crore, the township represents a significant planned investment in Nagpur’s residential property market. The next stages will involve securing regulatory clearances, completing project planning and progressing towards construction.
