The Bengaluru Development Authority (BDA) is set to begin the allotment of sites in the Dr. K. Shivaram Karanth Layout on August 31, marking a major step in the development of the long-delayed residential project. The allotment will primarily benefit farmers and landowners who surrendered their land for the layout.
Around 18,000 sites are expected to be reserved for nearly 3,200 landowners. The BDA has earmarked a total of 34,992 sites of different dimensions for land-givers as part of the allotment process.
The Karanth Layout is spread across nearly 3,069 acres covering 17 villages in north Bengaluru. Some of the villages included in the project are Avalahalli, Ramagondanahalli and Charakabandekaval. The project has remained affected by legal disputes for more than a decade, delaying the development and distribution of sites.
Development of the layout was overseen by a three-member committee constituted by the Supreme Court. A recent decision by the Karnataka High Court has cleared the way for the BDA to proceed with the allotment process.
According to BDA officials, between 600 and 1,000 landowners are expected to receive their sites symbolically from the Chief Minister during the initial programme. The remaining beneficiaries will receive their allotment documents through designated counters.
The allotment marks an important stage for landowners who have been waiting for the benefits associated with the project following the surrender of their properties. The BDA’s move is expected to provide greater clarity on site distribution after years of legal proceedings and administrative delays.
Public Applications May Open
Along with allotting sites to landowners, the BDA is also expected to invite applications from members of the public for residential sites in the layout. However, the opening of applications will be subject to final approval from the Chief Minister.
If approved, the public allotment process will provide another phase in the development of the Karanth Layout and allow eligible applicants to seek residential sites within the large north Bengaluru development.
Revised Site Pricing
The BDA has also revised the proposed price of residential sites. The current price has been fixed at ₹6,000 per sq ft, up from the earlier proposed rate of ₹5,000 per sq ft.
At the revised rate, a standard 30×40 ft site measuring 1,200 sq ft would cost approximately ₹72 lakh. The revised pricing will be an important factor for prospective applicants if the BDA proceeds with the public application process.
The August 31 allotment is therefore expected to be a significant milestone for the Dr. K. Shivaram Karanth Layout. With landowners set to receive sites and a possible public application process on the way, the BDA is moving towards implementing the residential development plans for one of Bengaluru’s long-delayed layouts.
