AMC opens fresh registrations for 9 properties

Ahmedabad Municipal Corporation (AMC) initiates new registrations for nine properties, with a substantial base price of Rs 920.48 crore. This offering includes two prominent commercial plots located near Sindhu Bhavan Road, collectively valued at Rs 333.26 crore.

The civic authority anticipates that these sales will generate approximately Rs 1,000 crore. In previous attempts, a lack of competitive bidding and isolated offers led to the cancellation of several deals. This time, the AMC is optimistic about a more favorable market response. Bidders can register from April 16 to May 15, with the sale process scheduled for May 19 and 20.

The nine plots, comprising five residential and four commercial properties, are situated across various zones, including Bodakdev, Thaltej, Motera, Chandkheda, Shilaj, Vatva, and Nikol. Notably, all these plots were part of earlier land sales that did not succeed. In June 2024, the AMC had auctioned 22 plots, of which only six were sold, yielding Rs 174 crore. On August 8, 2024, the standing committee approved bids for six plots in different locations for the same amount.

Although the AMC’s estate department received the highest bids for nine plots, it opted to cancel the sale of three plots in Shilaj, Bodakdev, and Motera due to the presence of single bidders. A solitary bid of Rs 302 crore for these three plots was ultimately rejected.

Nevertheless, AMC officials are hopeful this time around, particularly following the successful high-profile land sale in June 2024.This transaction involved LuLu International Shopping Malls Pvt Ltd acquiring a plot in Chandkheda near SP Ring Road for Rs 519.41 crore, exceeding the base price of Rs 502.87 crore by Rs 16.54 crore. This remains the AMC’s largest and most lucrative land deal to date.

Among the nine plots currently available, the price per square meter varies significantly—from Rs 40,000 for a residential plot in Vatva to Rs 2.75 lakh for a plot in Thaltej. The sizes of the plots also differ, with the largest exceeding 16,000 square meters in Motera and the smallest just over 960 square meters, also in Motera.
