Technopark park invites EOI for second building under QUAD project

Technopark has solicited expressions of interest (EOI) from qualified IT co-developers for the construction and management of the second IT building as part of its integrated IT micro-township initiative, QUAD, located at the Technopark Phase IV (Technocity) campus in Pallippuram.

This project aims to blend IT innovation, commercial activity, and sustainable design. It is designed to be a live-work-play environment where IT professionals will have access to various facilities, including shopping options and residential accommodations.

The first IT building under the QUAD initiative is currently undergoing bid evaluation. The total area designated for the QUAD project spans approximately 30 acres, divided into four land parcels. The second IT building is expected to encompass around 8 lakh sq ft within approximately 4.50 acres, which will be leased on a long-term basis (90 years, subject to individual assessment).

The IT co-developer/builder/developer will have the chance to attract reputable IT/ITeS companies to operate from the site. Currently, about 125 companies are awaiting IT space availability. Bidders must be either a private or public limited company registered under the Companies Act and must have been operational in India for a minimum of five years. Joint ventures, joint applications, or consortiums will not be considered. Additionally, the bidder must have achieved an annual turnover of Rs 35 crore in each of the last three financial years.

The bidder should possess experience in successfully completing a similar project with a minimum built-up area of 4 lakh sq ft as a single project, or two projects of IT buildings/commercial/office buildings with a minimum built-up area of 3 lakh sq ft each, or three projects of IT buildings/commercial/office buildings with a minimum built-up area of 2 lakh sq ft each.

All projects must include both construction and operational phases within the last seven years from the bid submission deadline. The EOI submission deadline is set for 5pm on September 18, 2025. Clarifications regarding the EOI submission will be addressed in both online and offline meetings scheduled for 4pm on August 28, 2025.
